    If I do receive the S21 letter today or 23rd/24th June, I can technically wait it out until it goes to court and then I can present my case saying it was invalid?

    Exactly what you can do. Then they have to rectify the faults, reissue the S21 (assuming legislation has not been passed by then that stops it), and start the whole process again.
    Credit card debt - NIL
    Home improvement secured loans 30,130/41,000 and 23,156/28,000 End 2027 and 2029
    Mortgage 64,513/100,000 End Nov 2035
    2022 all rolling into new mortgage + extra to finish house. 125,000 End 2036

    Ive just received the one page section 21 letter in the post (dated 20th June on the letter front and on the letter itself).

    I will be earmarking this as invalid.

    I'd make sure the landlord can't issue the s8 for 2 months rent arrears. That would be harder to defend.

    The expiry date is the important date not the date the letter was drawn up and posted. during a fixed term a section 21 can be served at any time except within the first 4 months but cannot expire before the end of said fixed term. If the expiry date coincides with the end of the of your fixed term then in all likely hood it will be valid as long as all other criteria have been met.

    I moved in 25/02/2022

    I received email that they want to terminate tenancy I believe 19/06/2022

    I received the letter 22/06/2022

    I am on a 6 month AST tenancy agreement, I believe there is no break clause, whereby the tenancy end date is 24/08/2022

    Do you want me to explain my whole life story or something? The length is irrelevant, I dont even know why that is a question on an open forum. Just like in life something regarding A happens , which then has a knock on effect to B , which in turn causes C.

    Posing that question as if nobody goes through adversity or something. If youve never experienced anything negative , well done to you.

    But it has been served in the first four months, so it's invalid. Right? I thought the whole point was to prevent the LL from routinely serving a S21 early in the tenancy "just in case".
