Neighbour saying my garage is in his Garden

Hello, I need some advice.
I've recently purchased a property. The landlord next door says he wishes to extend and according to his deeds, my garage is going into his garden and stopping his plans. He has sent me an image to prove this.
I am yet to receive my deed documents myself. It's still a ongoing issue so I cant see what that looks like from my side. I have emailed my solicitor today explaining the issue.
What I will say is that my garage is on a exit point and leds to a main road. It's basically my right of way. I also purchased the house with the garage included.
I'm not sure what kind of legal standing I have on this but any kind of advice you can give me would be much appreciated. Thank you.
