Neighbour saying my garage is in his Garden

Hello, I need some advice.

I've recently purchased a property. The landlord next door says he wishes to extend and according to his deeds, my garage is going into his garden and stopping his plans. He has sent me an image to prove this.

I am yet to receive my deed documents myself. It's still a ongoing issue so I cant see what that looks like from my side. I have emailed my solicitor today explaining the issue.

What I will say is that my garage is on a exit point and leds to a main road. It's basically my right of way. I also purchased the house with the garage included.

I'm not sure what kind of legal standing I have on this but any kind of advice you can give me would be much appreciated. Thank you.

Ah! Did your solicitor ask you to look at that plan and check whether it matched what you thought you were buying?
    Yes she did. 🙈

Yes, I went through all the emails and I remember looking at the image of the garden shape, from a birds eye view. Truth be told, the garden was so overgrown I didnt even see the garage when I bought the property, let alone where it start or began. The whole area was covered with trees and weeds, that it looked like a jungle. You could not even walk through the garden. Only when the garden was cleared I was able to see where the garage ran.

What does this show for outlines of your garden/garage and neighbour's property?
