    Thanks for your comments - they are very helpful. Ill contact the LR and ask if they have any additional documents which sit under the title number. Am i right in saying that I should ask for the following. I just want to ensure that I use the correct terminology....

    a) Conveyance dated 28/10/63 for LR Title Number [BE12345]
    b) Transfer dated 11/12/79 for LR Title Number [BE12345]

    The Land Registry usually only have copies of documents which are marked as filed (or similar) on the title register.
    You can then request these documents using form OC2.

    There is a section on the form where you can request documents not referred to as filed in the title register, but it is unlikely they have a copy if the title doesn't say they have a copy filed.

    I suspect they won't have copies because the relevant details have been copied in to the schedule of restrictive covenants in the title register.

    But as Peter3hg ays, if the title does not say the LR has a copy filed, they probably don't have a copy filed.
    You could ask the LR Rep on the LR thread here, giving the title number and dates of the various docuements.

    As posted if the covenants are set out on the register then we won’t have a copy of the actual deed. 
    Restrictive covenants bind land/property. The benefit of such covenants is not registered.

    Hi, thanks everyone.. so in essence, it’s unlikely the LR will have the covenant so I would need to track it down from the original person who sold the land OR from the current next door neighbour?

    The covenants are set out on the register. If you want to understand which land has the benefit of the covenants then the covenanting clause should help
    Covenants aren’t owned by a person. They are imposed on land for the benefit of land. You said next door had the benefit

    No. That would only be done if an application was made as we’d need to check both paper/scanned deeds as appropriate. 
    As posted if the covenants are set out we won’t usually have retained a copy of the deed.
