I wouldn’t live near a pub. May be quiet now but who knows what will happen in the future? They could so gigs, open later and just be noisy.If it’s putting you off buying it then assume you’ll have trouble selling it.I would find somewhere else.3

We are only planning to stay at the property for about 3 years and then planning to sell my buy to let property and purchase a house (possibly may come back to London depending on what things are like then).JJC1956 said:

In all seriousness, there is no definite answer, the fact that you are worried in the first place should put you off buying (or renting) this years picture postcard pub could be next years pub from Hell, find somewhere else. (Safety not guaranteed).
London crime has become so unbearable. A lot of the crime seems to be drug related. I'm sick of hearing about stabbings all the time and the theft of cars and from properties has become an every day occurance. It's not the environment you want to bring kids up in.
Kent may have bad areas and good areas but we have checked. My husband lived there not so long ago and has family there so they have been helpful telling us which parts are good and which parts are not so good.3 -
It sounds to me as if the pub won't be a problem Rumana, and that the neighbourhood is a good one. I think you should go for it and I hope you and your family will be very happy there.

To be honest I can imagine living there. Everything is within easy reach walking distance. The flat is in pretty good condition..doesn't need much work except will need a washing machine & maybe change the current toilet. There's 3 primary school within a few minutes walk. Just have to wait and see how much demand it has now. I'm going to put in our offer and let's see...most places we have seen have sold between £10k to £15k more than the advertised price.3 -
Not all pubs are bad. Some are very good with decent clientele. Don't discard the house just because of pub. Visit few times, check the noise. Check if there is enough parking. Then negotiate the price citing pub if you like the house.Happiness is buying an item and then not checking its price after a month to discover it was reduced further.1

3 primary schools may be more of a problem with rush hr dropping of kids when your trying to get to work.

I had a flat above a bar in Canary Wharf. It was brilliant. No need to cook if I didn’t want to, a great place to sit outside in the summer, and I got to know the owner well so he let me run a tab.Rumana03 said:We are going to view a flat 3 doors away from the local pub. The pub seems to be family orientated from what I could find online as they seem to have an outdoor play area for kids and they also sometimes host kid's birthday parties there.0 -
If you value quiet or have anxiety etc, do not do it. I would not live that near any form of pub or event space ever again.
Also bear in mind that checking it out at kicking out time or weekends is all well and good - but what about when they have a private event on? What about world cup footy matches? Do they do live music or other random events? Also kids parties can get loud. Plus deliveries - as an ex bar manager, trust me the barrels can be loud! You will need to think past just what you see when you visit. I thought being 5 floors above a neighbouring 1 storey event hall would be safe. Like heck was it. My anxiety went through the roof and I barely slept. There were times my ears felt like they'd bleed from the bass.
I was that put off by my last experience, I've moved to an area that has no pubs within a 10 minute walk. Also, most residents here are Muslim so most (if any) don't drink so even house party noise is minimal! (Even the huge family gatherings from Ramadan is quiet!) It is absolute heaven!!!!!0
