Flat with pub a few doors down

    We lived over the road from a pub in Central London.
    We had no issues, admittedly we were 7 floors up.
    If it encourages families that usually is a good sign that it shouldn't be a 'boozy' sort of pub.
    Look out for 'camrea' (spelling might be wrong) buy is the campaign for real ales, (yes with alcohol there is no guarantee of perfect peace and quiet, but) in my experience, they tend to be places focusing on quality so less on rowdy quantity.
    Having said that, if it's a 'locals pub' you can get funny looks for not being local wherever you're from.

    Saw the flat today. We spoke to the women renting the ground floor flat and they said they have lived there 6 months and had no issues with the pub. Nothing has happened in that time. Spoke to the next door neighbour and he also said the same thing. He said it's a quiet area. In terms of the pub he said they do on some Saturdays have karaoke nights but its not every week.
    The pub looks quite small and it has a small play area for kids and has a lot of advertisement for events like kids parties etc. They also own a very small restaurant next door to the pub. It's tiny but people seem to like eating there.
  • I lived two doors down from a pub once and the landlord ended up being an usher at my wedding.

    If it's London, there's a good chance the pub will close down. New ones don't tend to get built and when any close they often don't reopen. i arrive din a London of 7000 pubs in the 80s. There's now only 5000. The land's needed for housing.

  • Best thing to do is spend a few evenings there until kick out.  If the last people leaving are hurriedly finishing off an apple crumble you're probably OK.

    It's in Kent. We live in London at the moment but we want to get out of here as the crime has become so bad plus it's impossible to get anything half decent here on our budget.

    Don't blame you for looking outside London.

    I'm not very knowledgable about SW London and Kent (I know some Kent addresses are now in Greater London while keeping Kent postcodes). Maybe you're reasonably close to London.

    Kent !!! Wow I wouldn’t touch with a barge pole, too dangerous, London (all 607 square miles of it) is so much safer.
    In all seriousness, there is no definite answer, the fact that you are worried in the first place should put you off buying (or renting) this years picture postcard pub could be next years pub from Hell, find somewhere else. (Safety not guaranteed).
