Court times after a S21

My LL served me a S21 after nearly 15 years out of the blue because they want to sell.
I have no rent arrears, not even a late payment.
So have been looking for somewhere else to live, I didn't think it would be a problem but it has.
I've tried to remain in contact with the LL (now though a letting agent) saying I might need a month longer (should be out by 23rd Apr), but not heard a peep till today.
They have refused the extra month. On the call I did explain that I simply can't leave as that makes me deliberate homeless.
So I am wanting to know a rough minimum time-frame that it will take a court to issue the eviction notice.

Presuming you live in England/Wales? Just because you have been served a S21 does not end the tenancy. Suggest you read the Shelter website about how this affects you. Your landlord seems unreasonable by not allowing you additional time to source another property. You actually are in a very strong position.0 -

They have refused the extra month....They can't 'refuse'. Assuming this is England/Waes, the S21 does not end your tenancy. The landlord/agent cannot end your tenancy. Only a court can do that.The expiry date on the S21 (23rd April?) simply allows the landlord at that time tomake an application to court. He then has to wait for a court date: 3 months? More? and as long as you keeppaying your rent, your tenancy continues.If /when you find somewhere else, serve your own proper notice and then leave.Just be aware that if you stay and it goes all the way to court, the LL can then claim his court fees from you assuming the court grants him possession and ends the tenancy.Note also that many S21 Notices are invalid (and therefore get thown out by the court). SeeS21 checklist (Is a S21 valid?)

My neighbour’s eviction was probably round about the 6 month mark - possibly depends on where in the country you are?All shall be well, and all shall be well, and all manner of things shall be well.

If they had granted me the month, then I would have been out my then, even taking a place that no one else wants.
Now I feel i don't mind dragging it out, making it last over the month I asked for.
My concern in doing that is having a reference for a new place.

My concern in doing that is having a reference for a new place.That's certainly a factor to consider, but remember, given that the LL wants you to leave is he likely tomake it harder for you tofind somewhere by giving you a bad reference......?But maintaining good relations is always worth the effort, so even if you are going to stay (as is your right) beyond the date the LL wants you to leave, stay in contact, show him you are seriously house-hunting, and swallow any hard-feelings you harbour....!1 -

Both. I been trying with the agent for weeks and never get a reply, so I wrote to my LLs (both of them as it's joint) beginning of last week.
The agent phone today saying LL refuse the extra month.

I know its a little different but i served a S8 on 14th Feb and i have a court hearing on 23rd May so its not as long as people are saying1
