How to tell if a homeowner is doing BTL but told his lender he/she doing FTB

  • It is entirely possible that the lender is aware that the client is both a FTB and will be renting out the property.  Some mainstream lenders even allow a residential property bought on a FTB mortgage to be rented out on day1.

If you have proof that fraud has been committed then send it in to the lender. Email the generic customer relations team or mortgage team as you arent going to get through security any other way

If you dont have proof and its just heresay then it will get disregarded

Write/email CEO of lender.  Get name of lender by spending £3 with land registry online (takes 5 minutes).  Make sure it's gov.uk.

You probably won't get a reply but will be appreciated.

And/or the "National Hunter" system will find out and landlord will find any further mortgage, loan or credit agreement (eg 'phone contract) difficult/impossible/expensive.

Hunter website gives contact details also

    Ah, shame....
What absolute BS …. Anyone can apply for a FTB mortgage and their circumstances change.  Are you seriously trying to suggests a database that stores peoples intent?  And that a CEO or even their PA would even read such an email 🤣
Complaints addressed to the CEO are usually managed by an executives complaints department.  Writing to the CEO was always a surefire way to get a decent response rather than fobbed off.

And yes there is clearly a database that stores suspicious activity to allow lenders in the future to be cautious.   Change of intent is one thing but a lender doing a voters roll check in the future and seeing the client didnt move in to the property for a single day is another thing.

I can tell you now there isn’t because I’ve done it myself.  My circumstances changed between completing and moving in and nobody said a word.
