a house height car body mechanic shop


Hi,
Greetings from Scotland.I need your valuable advice. 
I liked a property , a detached house at the edge of a cul-de-sac, Its just newly built, however on its perimeter outside its boundary there is a house height car body mechanic shop. The shop doesnt have any access to the cul de sac. if I stand infront of the house, the car shop is also visible side by side separated by the boundary wall.

My question is what sort of impact it may have on the house in particular in dwelling, health or on the property value.?

    Got a street view?  On the face of it I'd say noise throughout day and parking issues!

    It won't change your dwelling or your health.

    But you may find noise an issue. Spend some time there to see what you think. The value of your property will depend on what other people think of the situation when you come to sell.

    I doubt it will have any impact on health, generally the concern will be that this is a potentially "bad" neighbour because it's likely to be creating garage-type noise all day. I would expect surveyors to comment negatively on it in terms of marketability, not sure if any mortgage lenders would want to avoid it (some don't lend if you're next door to e.g. take aways or pubs).

    I suggest you visit the property on several occasions - different days (inc Saturday, Sunday) morning/afternoon/evening.  It is not going to be quiet - how do you like your music ?  Do you like the smell of car paint ?

    ..unless it's an absolute bargain it would be a no from me? (+ I think you would have difficulty selling regardless of the price...IMHO).

    Ah, not in Scotland. Seems to be an extra house squeezed into an inappropriately narrow gap there, I wouldn't like that no matter who was next door.

    The top of the chimney for what I assume is the paint booth extractor appears to be lower than the top of the dormer window.
    Personally I wouldn't even consider it.
