Selling items as part of a house sale.

We are in the process of selling our house and the buyers are interested in purchasing the washing machine which we are willing to sell.
Is it ok for me to say I agree to the price they have offered for the washing machine to be 'sold as seen' with no guarantees or warrantees?

The washing machine is about 5-6 years old and there have been no issues with it in that time.

No. 5 in the 'Save 12k for 2021' thread.

When we did this a few years ago we did everything though the solicitors. That was everything was above board and open.

I suppose the reason we did this was because we sold the property at literally £1000 under the stamp duty threshold and didnt want anyone coming up later to say we were manipulating the figures to save the buyer paying the SD

If its just the washing machine i would be tempted to just accept the cash and not say anything

Get your solicitors to write it into the contract(s), surely?

My solicitor told me any sale of  household goods outside the fixture and fittings was a private sale between the two parties.

We agreed a price and money changed hands.

No different from selling  from an advert in the paper or on marketplace.

Except you need to somehow make it coincide with completion of the house purchase - how did you do that? Much more straightforward to have it all in one contract.

I thought it was normal for white goods to be included.

How much are you selling this used washing machine for?  How much fuss, faff and contract is it worth?
But a banker, engaged at enormous expense,
Had the whole of their cash in his care.

No not normal unless they were integrated although even that isn't a given.

A 5/6 year old washing machine has little secondhand value. if your buyers don't mess you around, just leave it for them.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

Would be so much easier if the OP had just decided to include or exclude it at the start.

Write it into the sales details; "The washing machine will be included in the sale". End of. Offers made are at a price which includes the machine.
