Advice on ending tenancy

Hello everyone! 
Hoping to get some good advice on how to find a reasonably priced place to stay for two weeks.
I need to move out of my current place in two weeks but I only managed to secure another rental flat for end of March. Meaning I need to ‘hang’ somewhere with all my belongings for a couple of weeks. Staying with friends is not an option I’m afraid as I don’t want to burden anyone and still want to have friends once this all is over :)))))

From my search so far looks like the only option is AirBnB. Short lets on Zoopla and Right are priced crazily.
Other short term rentals seem to want at least 1 month stay.

Does anyone know of any other short options? Like serviced apartments I can hire for less than a month?

    Some cheap hotels /B&Bs will do deals if you ask if you are staying longer than usual. Belongings go into storage.
    Be a lodger? Some LLs might consider 2 weeks, though I guess that's pretty much like airbnb.
    Serviced appartments are really akin to hotels, but with a kitchen. They'll do 1 night+, and may discount longer stays if you ask.

    My fixed term ends 13 March and I was told I can’t stay beyond that - even though the agency didn’t help me whatsoever to find anything in this tough market. don’t want to get into any conflicts so I am planning to move even though I think it would be nice if they granted me some more time, especially given that no one else is moving in - landlord is selling
    but looks like it’s not an option

    An end of a fixed term is just that - the end of a fixed term. If you stay a day beyond it, you will automatically go into a periodic contract. They cannot make you move out. 

    Have you been issued an S21 eviction notice?

    Just tell the letting agent that you have a new rental starting end of March so will be staying in the current property (and paying rent) until then. I think you would need to pay a full extra month rent (depending on when your rent date is).

    As @pinkshoes mentions, unless you've given notice to end a tenancy you aren't required to leave until you give notice or a court evicts you (which is a very long process!). The house sale definitely isn't going to complete until they can guarantee vacant possession, so if/when you refuse to leave and the LL realises how long it'll take to get rid of you, they should be more than happy to let you stay and move out on your own terms a month later. Of course you'll have to pay for the period you stay and you need to give notice to end your periodic arrangement in line with your TA, but that's probably better than having to find a short-term rental to cover the gap between properties.

    Otherwise AirBnB for a few weeks, preferably one with a large living space or spare bedroom you can store your stuff in so you don't need to pay to store it elsewhere would be my recommendation.
  • My fixed term had ended and I was on a monthly rolling contract.  When my vendor changed the completion date I had to wait five weeks for completion, and asked my landlord if he'd allow it - he did.  If you can have a few extra days to do a very very thorough clean, even better - I forgot to hoover the top of the radiator and got a close up photo of 'animal hair/debris'.  Luckily did receive my deposit back.

    ..... don’t want to get into any conflicts no need for conflict. Tenancy law is on your side. Just be polite!

    Assuming you are in England or Wales, the Housing Act 1988 says that when the fixed term of a tenancy ends, a periodic (rolling) tenancy automatically begins the next day if the tenant stays.
    The LL does not have to agree - it is automatic.
    But for the sake of politeness (and as you say to avoid conflict) let the landlord know your plans.

    My fixed term ends 13 March and I was told I can’t stay beyond that - they lied. As long as you haven't served notice, you can stay on. What does your last contract say about notice ? 
    - even though the agency didn’t help me whatsoever to find anything in this tough market. don’t want to get into any conflicts - no conflict that'll actually affect you. Your tenancy continues after the fixed term so you have a right to stay and deposit wise the protection scheme should sort out if any issues. If you already have your next place sorted, then no worry about the reference either.

    You simply don't have to leave at the end of the fixed term.Options are:
    1. You can either negotiate a termination date for when your new place will be available (the incentive for the LL to agree is because otherwise you could stay for another 6-12 months while they go via court, which may / may not disrupt their sale)
    2. Stay and serve notice per the periodic tenancy. Check the terms on your last contract, but often it'll be 1-2 months notice, possibly in line with periods. This may result in an overlap in rent but check if thats more than you'd pay at short term accommodation.

    my original contract doesn’t specify notice term after the fixed term expires. Unless I just do not understand it.
    We first had a 12m contract and recently signed a 3m extension ending mid-March. In the expansion addendum it was specified that the tenancy will ‘absolutely cease’ at the termination of ‘the tenancy created by this addendum’
    not sure how to interpret it 😕
    there is also something about the notice but I’m not sure if that should fit within 3 months or can go beyond (see extract from extension addendum above)

    if I just pay whole month rent for overstaying 2 weeks that’s fine as I would pay the same for AirBnB. Whereas if I have to pay 2 months rent I’d rather

    Whatever they want to put in the tenancy / contract is irrelevant, Only you or a court can end your tenancy. 

    Tell them the date you want to move out and ask how much notice they want. Will take them 6 months to a year to legally end your tenancy. 

    They can’t kick you out or make you leave at the end of a lease it’s not as simple as that, as much as they will pretend it is.
