I haven’t ever sold a house before so I was unaware that this was something that needed doing before we got to this stage. My solicitor is responsible and I feel very let down by her as she would be aware that this would need doing asap.0 -

I'm unclear as to whether the Deed of Variation is needed for your sale or your purchase. It is possible that your buyer's solicitor spotted some defect in the lease and has asked for the DoV to alter the terms of the lease to more favourable terms. Similarly, your solicitor may have made enquiries of a similar nature on your purchase. Sometimes a DoV is needed where parts of the lease are missing or perhaps to extend the lease, or change/remove a restriction on the lease.
Either way, I don't think you would know about this in advance, particularly if your property was a new build and you bought through the developer's recommended solicitor. I am not sure how any lay person would be prepared for this before they marketed the property, so please don't stress about it.
Unfortunately, as the DoV needs approval by the leaseholder's solicitor, the freeholder's solicitor and possibly another third party, it can take a while to obtain the final signed version.
As others have suggested, don't answer the phone to the sales co-ordinator, let her deal with your solicitor/agent and advise them you do not want the co-ordinator to contact you any more with her bullying tactics.2 -
I wonder if it is a DoV on the property they are selling as it was a new build, quite a few are needing this over "estate charges" and management companies, often not apparent that they are needed until the purchaser's mortgage company highlights it2

I don’t actually know how she has my phone number , one of the first calls I had with her she had highlighted that she couldn’t get my correct solicitor and after I spoke with my solicitor it turns out she had been having contact with another branch of the solicitors.Thrugelmir said:
