Possible break down of a chain

Hello, I’m very stressed so please forgive me if I miss out anything key here.
im in a chain of 4 , the top is buying a new build. And my buyer is the bottom of the chain and has nothing to sell just buying.

We are all awaiting to exchange contracts in fact we have signed everything ready to go. it’s been a VERY slow process and in all honesty my solicitor has been rather slow all of January.
Over the past 4 weeks I have had contact from a VERY aggressive sales Coordinator with threats that the top of the chain will pull out because the builders want there money now. We are currently being held up my end because we are awaiting on one piece of key paper work to come back. All in the chain are aware on what we are waiting on.
Yesterday I had a phone call from this sales coordinator again and my heart sank before I answered the phone because I knew that she was going to be aggressive and horrible to me. ( my solicitor has actual sent her a letter telling her to not communicate with me regarding things that are out of my control ) she stated that i needed to pester the solicitor as she was holding everything up and the builders from the new build property are putting that house back on the market because this is taking to long. And they are putting it back up for more money.
Builders of big developments are bullies , our current home is a new build and I remember them being really horrible about things once they had the house ready because they just wanted the money ASAP.
I don’t see the logic in the builders doing this and threatening an entire chain for the sake of one piece of paper work being slow. It should be here any day.

Any advice greatly received , I don’t know what to do. None of this is in my control. And the sales coordinator being very aggressive and horrible to me is just not acceptable and I don’t know if this is normal practice or not. We didn’t ever deal with one last time around.

The sales coordinator has nothing to do with your sale / purchase and really shouldn't have had your phone number ?!?
I would just ignore if they call again and let it go to voice mail - you are paying solicitors to take that grot, you don't have to1 -
Yes, contact the agency and say you want a new sales coordinator as you refuse to talk to that person.When buying, we had a coordinator who would ring up bullying and harassing us to exchange every week. The issues were their client not responding to our solicitor queries.What tipped me over was when he rudely rang and said our solicitor had received a response to their queries, we needed to exchange tomorrow. I said a response had been sent, it didn't mean our solicitor would be happy with the queries. I hung up, blocked his number and rang his colleague and told them he was never to ring me again.How soon off completion is the new build? If it is still months away my response us the builder should pull their finger out their bum and finish the job as they are holding the whole chain up not me.But that is my thought, others may advise a more friendly approach.May you find your sister soon Helli.

And they are putting it back up for more money.You have answered your own question. They have built the house, and now they want to be paid. Your bit of paperwork is not their concern.
As to the progress chaser being horrible, it sounds like she has simply told you the truth that you don’t want to hear. Namely, the entire chain is falling apart because you are late with your paperwork. It may be in your solicitor’s hands, but it’s your responsibility.No reliance should be placed on the above! The sales person and rest of the chain may / may not have much visibility on the detail causing the hold up, and get worried it could be an excuse or something that'll never come through due to an actual issue.
Just practically speaking, it does make sense for them to hedge their bets and start re-marketing.. if your doc comes through before they find someone, they could come back to the chain and exchange complete. If not, then they haven't lost as much time.
Don't take it personally, if you can't do anything about it then just wait for it to come through and if its too late then deal with it then.0 -

its my solicitors responsibility , all the paper work my end that is in my control has been done with in one day of being sent to me. It’s my solicitors responsibility. And with what she does I have no control
We are awaiting a deed of variation to come back is this helps with regards to what we are waiting for to come back. And I don’t have any control over this.
if the builders put it back on the market , sure they could make more money on the house but they will still have to wait for the there money , it won’t be coming any sooner to them.

they will just have to wait on the DoV and developers know about this more than most as it is their systems that caused most of the problems in the first place - unless it is you buying the new house (which I don't think it is??) then this person shouldn't have your number so just ignore it2

How long does a deed of variation take ? really varies - we had one done and it was quicker than I expected (though not sure what I was expecting) - it had to be signed by us as the vendors, the management company and the developers - seemed to be a few weeks, there weren't any huge delaysstar133 said:

I thought the same as that it isn’t you buying the house is it so why is this person calling you and not the sales progressor at your estate agency? After all that is their job and I’m sure they are more than used to dealing with those awful tactics.
