Viewing after offer submitted

Once an offer is accepted in Scotland, buyers don't get back in for further viewing until missives are concluded, i.e. the contract is finalised.
"The Seller will, after conclusion of the Missives and upon receipt of reasonable notice by the Purchaser, give access to the Purchaser or his agents to the Property at reasonable times for the purposes of inspection, measurement or the provision of quotations. This right of access however shall not be exercised on more than 2 occasions without the consent of the Seller."

That's really intresting, cause it protects the seller from unnecessary viewings but also allows the buyer access to do anything necessary.googler said:Once an offer is accepted in Scotland, buyers don't get back in for further viewing until missives are concluded, i.e. the contract is finalised.

I have bought 2 properties lately and made sure to view them both before exchange, agents were quite happy to arrange this1

Once. We viewed twice before offering but although the house was empty (probate) we had been told we couldn't take the children with us to viewings with COVID etc. After the offer had been accepted, we arranged a further visit to show the girls their new rooms and try to get them a bit enthusiastic about moving....0

Ours was immediately before exchange... obviously once you are contractually bound to buy you are in a different place... ours was to measure a couple of things and to deal with potential cold feet issues about one or two elements of the property.TIGASH said:Intresting
I'm a FTB. Had no intention of viewing before completion but a colleague advised viewing between exchange and completion.
Have to get drains looked at so was going to go in with the tradesman and measure a few things. Will make it more worth while for EA to drive out as property in the country.0 -
Also protects the seller from the buyer getting cold feet and pulling out after they spot something they should have done before they offered.TIGASH said:

I'm FTB and still in the long process of waiting for mortgage and solicitor to do their thing, I have arranged to go in once more this week to do more detailed inspections and do some measurements so I can start thinking of more specific furnitures and stuff. I don't think I would require another viewing. I already made a pretty comprehensive checklist of what things I want to check and measure this time around.1

I viewed twice before offer, once with owner and once with EA. The house is empty. I've had a surveyor round in the last two weeks. I think I will ask for one more visit between exchange and completion to measure up.666666 said:I'm FTB and still in the long process of waiting for mortgage and solicitor to do their thing, I have arranged to go in once more this week to do more detailed inspections and do some measurements so I can start thinking of more specific furnitures and stuff. I haven't even driven past the house since I had my offer accepted. However, my solicitor is advising a viewing before exchange - just to make sure everything is fine. Exchange and completion will happen on the same day.

I thought it’s better to view just before exchnage as between exchange and completion becomes very complicated to do anything as you are almost forced to complete irrespective of? 🤷♀️ After exchange it’s now really a done deal almost? 🤷♀️TIGASH said:Intresting
