@user1977 Yeah i don't want the situation to get any worse - looks like we are stuck. I can't believe that solicitors are allowed to do this.

To be fair, you decided to undertake a re-mortgage and transfer of equity which was completed only in December. Land Registry have a back log of cases (take a look at the Land Registry thread here) meaning that updating the register is now taking months. Your solicitor for the re-mortgage and TOE would not have expedited it, since at that time, you were not also selling, so expedition would not have been granted.
You then decided to sell because your circumstances changed and your new solicitor is unable to progress your transaction because Land Registry have not completed the registration of the re-mortgage and TOE. Your new solicitor has now requested it to be expedited. Hopefully, with expedition, Land Registry will be able to update the title fairly soon, provided that the application is in order.
Your statement highlighted above makes no sense. Neither of the two solicitors have done anything wrong here.
Requisitions are quite usual when something has been missed or there is an error on the form, but it sounds like your solicitor has a high volume of work and they are not prepared to put your file in front of other files, simply because you are now selling with a different solicitor. If you had instructed them in your sale, they would have more incentive to get the registered updated.2 -
One for you/your solicitor. We can’t advise you on best optionDesperatehousemove said:Hi @Land_Registry how long would it take to withdraw it? Would I be better waiting it out?
If it’s cancelled then clearly that needs approving by your lender in some way as your solicitor have their instructions too“Official Company Representative
I am the official company representative of Land Registry. MSE has given permission for me to post in response to queries about the company, so that I can help solve issues. You can see my name on the companies with permission to post list. I am not allowed to tout for business at all. If you believe I am please report it to forumteam@moneysavingexpert.com This does NOT imply any form of approval of my company or its products by MSE"0 -
@tiglet2 you didn’t read my post. We’ve requested it to be expedited which has been accepted but queries have been left un answered which are blocking the expedite. The queries are; 1. If stamp duty is applicable and 2. My husbands middle name.
they’ve still not answered these queries so we are stuck. The solicitors for the house sale can’t write up draft contracts without the land registry application being resolved.
I was saying I can’t believe solicitors are allowed to just ignore you for 6 weeks.0
