Need advise - requisition at land registry

    Given that the land registry record hasn’t been updated, why not just sell in your name and buy in both your names?

    Because if it's been submitted, it is already in joint names. It's just that many conveyancers are lazy risk-averse and can't be bothered dealing with pending applications for registration.

  • @silvercar I will do - scary as that was one of the partners responses!! oh how i wished i'd used a different solicitor instead of the mortgage brokers recommendation.. you live and learn

    It can be rather risky to do anything which involves meddling around with the title immediately before a sale, but unfortunately you are where you are.
  • We was thinking of doing that - removing the application but i don't know if its possible? Would it just make matters worse?

    You can cancel the application and return to the status quo but you’re reliant on the solicitor to withdraw it - catch 22 still it seems

    Your current lender is (presumably) only lending on the basis that you're joint owners, so they'd need to go along with it too. Sounds far too messy to contemplate.
