Housing Association complaint

I hope this is the right place for my post.

I live in a Housing Association and have had several issues with my neighbours.

1. One of the flats is the cause of most of the issues here. One problem is they are using the communal electricity to power their home. I have reported it to my HA but nothing seems to happen. I have also emailed the HA and they have written back asking me to report ASB or call in. When I call in, the number comes up as not recognised so cannot call. I assume over the last 4 years while they have lived here and been plugged into the communal electricity, the service charge will include their consumed electricity.

2. The sons in the same apartment have lost their key fob to gain entrance and so kick the middle of the electronic security door to gain access to the main building several times a day. The door has been broken once and since been replaced for them to continue kicking the door in. Again, I assume us as tenants will be footing the bill for these repairs?

Is there anything I can do?

TIA

You could provide photographic evidence of an extension lead running between the socket and flat although that may put you at risk of retaliation. Suggest they remove the socket being used and replace it with a blanking cover which is very cheap to do.
Explain about the missing key, previous damage and ongoing behaviour. Suggest it may be cheaper for everyone if a new key is provided.
Email to tell them the number provided does not work. Ask why the cannot contact you either by email or phone.
    Which HA?

How exactly are they connecting to the communal supply? If they have tampered with the metering or cut-out, then report it to the provider.
They can't be powering the entire property off one 13A plug.
No free lunch, and no free laptop ;)

If safe to do so, video record the incidents. But only if safe
An answer isn't spam just because you don't like it......

True, all I know is they have an extension lead plugged in outside their door in the communal hallway. Perhaps they have a broken socket and that is the only one they use in their flat for one of their rooms?

I've provided evidence. I've told the HA about the key fob and kicking door in. And I've emailed about the phones not working. They have been told several times but they don't reply other than telling me to log an ASB issue via the portal. The reporting system only allows for a narrow margin and the end result is to speak to my neighbours and I can't do anything about it. It's A2 Dominion.

The ONLY way to get anything done with them is to raise a formal co complaint.

And make sure you label it as a formal co complaint otherwise they will say they thought you was only raising a concern. And it's doesn't go through the co complaint procedure!!

Yes these dipsticks are my landlord too 😥

Wonder if you're close? Can you sat where you are without giving too much away? I'm in a South London borough

I've made a complaint but nothing happens. I'm going to my local authority tomorrow and the only way I can see of getting someone to call me is to not pay my rent but I am worried this will have a rebounding effect.

    I'm south London/Hampshire based.

Have they followed their own complaints procedure and given you a written response to your complaint? If yes, have you taken it to the next stage?
If no, you need to write to them with your original complaint and ask why they haven’t followed their own processes. Have you had the letter acknowledging you’ve made a complaint?

All shall be well, and all shall be well, and all manner of things shall be well.

Pedant alert - it's could have, not could of.

Not local to me then! Just the same problems!

The only advice I can give you is to be a thorn in their side and keep on nagging.

They don't follow the correct procedure ever I don't believe.

Maybe take it to next level of complaints as they've not answered your original complaint.

I'm just about to raise my own complaint tbh, as I raised a service charge query back at the beginning of Jan and still no response.
