I've found most of the agents really helpful, and the chatty approach seems to work for me, after all you are only trying to find out something that will possibly save everyones time
I'd probably say something like: I'm quite interested in a property you have listed. I don't want to waste your time though by asking for a viewing if the vendor wouldn't be open to offers as I'm not sure I could do the asking price...
See what they say, you have nothing to lose.

will change soon I'm sure.
As you know I'm buying too at the mo and have been lucky to finally have had an offer accepted.
I was kept waiting well over a week for an answer to the offer. They now have to try and find somewhere and get an offer accepted..... and so the waiting continues.
Hopefully we can all help each other even if just to share our frustrations!

Well I viewed the property it ticks most boxes. Put in an offer 14 grand below. The agent actually used the word cheeky which made me feel rubbish (yes to sensitive for this house buying stuff) spoke to the vendor he said he’d accept 7 grand below. I guess I just leave the offer on the table. I could stretch to another 5 I’d rather not.1

Boxer, I feel your pain. I'm a FTB and it's a very difficult time to buy, but good on you for going for it. Maybe the vendor would like to try to meet in the middle but if your circumstances don't allow, it might be worth negotiating a bit more or, as you say, leave the offer on the table for now and see what happens. There is nothing wrong with being cheeky! Glad you got to see the property and agree say to the agent you would like to leave
the offer there. Fingers crossed for a positive outcome for you.
