I don’t know I need to call the estate agent. Do you just ask outright if they will take a lower offer ? I feel so cheeky. I’m not even a FTB but this market has floored me.HotPantsCruiser said:

View the property and speak to the EA in person. No one is going to take you seriously otherwise.boxer234 said:

I'm trying to buy at the moment too and I sympathise and know how exhausting it is. I've not known a market like it in all my years of moving home.
I've found most of the agents really helpful, and the chatty approach seems to work for me, after all you are only trying to find out something that will possibly save everyones time
I'd probably say something like: I'm quite interested in a property you have listed. I don't want to waste your time though by asking for a viewing if the vendor wouldn't be open to offers as I'm not sure I could do the asking price...

That’s a really good phrase I will use that ! I’m finding it exhausting the first time I bought a house I remember having loads of choice and feeling excited now I just feel fed up. You offer asking and that’s not enough. If you don't make that call and/or book a viewing, I predict you will be back in a few days/weeks lamenting the fact that the only house you were interested in/could afford/ticked most of your boxes/etc etc has been sold. Just do it!boxer234 said:

The thing is the EA would think your playing a game with that approach if you haven't viewed it, the seller knowing you haven't stepped foot in the house will think your a chancer. Go view the house and ask that phrase at the end of the viewing, they may even ring the seller there and then. Knowing EAs they will put across how much you are interested in the house and the fact you are asking then and there. The human mind is a weird, wonderful and complex thing.boxer234 said:
