PLEASE READ BEFORE POSTING: Hello Forumites! In order to help keep the Forum a useful, safe and friendly place for our users, discussions around non-MoneySaving matters are not permitted per the Forum rules. What harm can it do to call and ask? Let us know how your offer is received please
I try not to get too stressed out on the forum. I won't argue, i'll just leave a thread if you don't like what I say.1 -

I'm trying to buy at the moment too and I sympathise and know how exhausting it is. I've not known a market like it in all my years of moving home.
I've found most of the agents really helpful, and the chatty approach seems to work for me, after all you are only trying to find out something that will possibly save everyones time
I'd probably say something like: I'm quite interested in a property you have listed. I don't want to waste your time though by asking for a viewing if the vendor wouldn't be open to offers as I'm not sure I could do the asking price...
See what they say, you have nothing to lose.
