BT say 3mg Vodafone say 65meg. Who to trust?

Hi, I'm interested in viewing a house on the market. But the broadband speed the property can achieve is a deal breaker. It has to be fast enough for working from home and streaming. BT say the address can get 3meg which is obviously no use. But Vodafone and Sky say the address can get 65meg guaranteed. I find this hard to…

If the owner will let you, run a speed test in the house from fast.com, which will also give you the provider and external IP if you click the "More Details" option (you can Google the IP later to see which provider this is). Alternatively, see if the owner will share details as part of your questions.
