We bought off plan 5 years ago. They force you to exchange within 28 days of reservation. Exchange is “on notice” which basically means whenever the developer likes.[Deleted User] said:
Off-plan or new build. I didn't believe it was even possible to exchange contracts on a property that isn't built. Certainly when I spoke to developers building these places they just wanted a deposit. What put me off was that it didn't exist. And I have mentioned before on here in regards to the new flats that were built near me nearly 10 years ago. Every working day without fail there is a Workmans van from a trade outside to fix all the mistakes they are still finding. You have to be extremely careful.GDB2222 said:
I'm astonished that so many people buy off-plan, and I'm even more astonished that the system seems to work, most of the time.Slithery said:
Have you missed the bit where they've already exchanged? The OP is no longer in any position to either renegotiate or pull out. They have a binding contract to buy the house as-is at the agreed price.[Deleted User] said:if it were me, I’d go ahead and ask for a discount or chunk of money. I don’t think it is worth pulling out over the colour of the bricks which will colour anyway after years.
This is just one of the risks you take when buying a new build off-plan.

https://www.southwarknews.co.uk/news/condemned-blocks-flats-due-demolished-refurbishment/We had a long stop date in our contract so could have pulled out when they exceeded this (which they did). It is a racket.0 -
You bought the property before it was built so how do you agree on the shade of brick / do they show you the bricks (genuine question)0

maybe they think that paying a deposit means you have exchanged? not understanding the difference between a reservation deposit and the contract / exchange depositDeleted_User said:"We’ve only exchanged on a deposit. We’re eager buyers so it would be a matter of looking to get it rectified and legally not accepting it until remedied. "
In another post, it doesn't add up.0 -
They worded it confusingly here, but it's pretty clear from their other threads that they have in fact exchanged.Flugelhorn said:

The plans you are shown will include floor plans and coloured drawings of the front elevation etc. The details also probaby mention the specific brick(s) style / type that is intended to be used - but as others have pointed out, there is probably a proviso that they can switch if there is a difficulty in obtaining the ones specified.

OP, what do you actually want? Them to put the right bricks in or some money, or something else?1

Whilst replacing all of the bricks for a different type or colour may be acceptable is it reasonable to change them partway up a wall?p00hsticks said:lookstraightahead said:You bought the property before it was built so how do you agree on the shade of brick / do they show you the bricks (genuine question)

We really need some images of the problem that the OP perceives to assists our understand the extent of the issue.4 -
If you're still not happy when you eventually buy it, put signs outside listing all the issues so other buyers can be prepared? Maybe even go to the daily mail, they love thatAn answer isn't spam just because you don't like it......0

Is it a random change of colour or is it a set pattern as a design feature.0

I'm going to take a guess here that the bricks are not different types but are the same type with a different batch number.
If you look closely at our 3 year old new build there is a band around the middle that is a slightly different colour yellow to the rest. It was more noticeable when the property was new but 3 years on the difference isn't all that noticeable now. The picture below is when we bought it. The colour difference is more noticeable on the gable wall.
