Hi All

any advice on the below will be appreciated.

We are currently in the process of purchasing a new build house, we’re past 2nd lift & onto the roofing stage now. It has just come to our attention that the brick work/colour/style is varied in Colour & cement. It’s essentially two different shades of red. Which we aren’t happy about as it’s not what we expected/wanted. 

Where do we stand with this?  As we aren’t happy to accept this type of brick work where it’s creating inconsistencies across the house on the exterior as it impacts the look/feel of the house. We are concerned it’ll also affect future resale of the house. 

Any advice on where we stand with this & how we can get this reviewed would be great. 

Our ALCD isn’t until May/June 2022. So I do feel like it’s still early enough to call out as it’s just come to our attention now.

    If you can't live it it, then best to move on, as they won't be rebuilding the house.

    If you're committed to buying, then discuss it with them

    We’ve only exchanged on a deposit. We’re eager buyers so it would be a matter of looking to get it rectified and legally not accepting it until remedied.

    Does your contract allow you to do that?

    Sorry but they won't pull the house down because your not happy about the colour of the bricks.
    So read the contract

    You mean you have paid a reservation fee? Or you have exchanged contracts to buy this house and are liable to pay 10%?

    I've worked in newbuild for 10yrs,which builder is it please? 
    What does your contract say regarding the brick (is the brick named) if it is post the photo as requested above with the name of the brick you've signed up to. And we can let you know which brick is the right brick. 
    HOWEVER I'd be amazed if the contract doesn't stipulate due to material shortage changes could be made.  What is the wording?

    When you had your Meet The Builder mid Jan and it was on 2nd lift, was it not noticeable? What makes it noticeable now its at Roof?

    Have you exchanged yet? If so there's probably nothing you can do.
    If you read the paperwork you've signed you'll find that there's usually a disclaimer allowing the builders to do this.

    Is asking the builder to paint the exterior so that the colour of the bricks is hidden an option?
