    You would hope so, especially if she’s having trouble getting the money together. But, we know nothing about the family circumstances, so should not judge.

    Yes looks like it. Rent was due 30th, got full payment by the 5th.

    Keeping my fingers crossed rent is made on time going forward.

    Fair point but going forward will have to do extensive due diligence and include all adults in the tenancy. 

    Really unfavourable to landlords because the bills don't stop mortgage, home insurance, British gas homecare  etc

    Just for future reference it's best not to use recorded delivery as the recipient can just refuse to sign for it and then it legally hasn't been delivered.

  • Hi All,

    Edited my first post, instead of reposting again. 

    This is only 3 months of a 12 month AST tenancy.

    Rent due on the 30th of each month, February was 28 days. When should I expect to receive rent?

    I messaged my tenant today as we are now in March, UC will pay £500 tomorrow and  pending balance of £1100.

    The tenant is constantly making payments late. Last month was a week late and I had to write a letter to her. 

    Has anyone had a similar experience? What does one do in such a situation?

    Looks like I am stuck with this tenant for the term of the tenancy. 

    The tenant is working, hence the reduction in UC payments. They have informed me the tenant is responsible for the shortfall.

    So how many s8,s have you served for arrears and what grounds? Why not proceeded to court with these please?

    Can we be confident you'll either provide no reference or only a full, honest one?

    Why 12 months rather than more flexible for landlord 6 please?

    Arrears nowt to do with UC, it's always tenant who owes rent (unless UC signed your contract??)

    Never make rent due 29, 30 or 31st - you'll be giving away your rent.  Is this a surprise?

    The tenant is liable for the full rent - where they obtain it is their business eg employment, UC, partner...
    If rent is consistantly late you could consider serving a S8 (10) or (11).
