Check with your solicitor what is outstanding from their perspective. If they say a, b, c enquiries, then ask for a clear status update from the EA, on when the vendors will respond to those and whether they have found a purchase / where that has reached. State you need it to be within X time (something reasonable for what's outstanding) and trust that if the vendors are serious, they will make that happen outside something unexpected, and if not then you will start viewing elsewhere at that point. We’re FTBS, when we went to view the house beginning of September, the vendor said they would either move in the with family or rent when the solicitors were ‘ready’.
our solicitor is still waiting for the vendor to fully respond to enquiries, it’s a question about if they intend to move out with family or rent.
the vendor has been quite vague with their initial answer, so our solicitors are pushing for clarity.
they clearly haven’t found anywhere yet. We’re worried now that they may pull the house off the market, no doubt the value has probably increased a little since we offered.

They have confirmed they are looking for rented accommodation, but need a bit more time to secure a rental (offered accepted in SEPTEMBER) !
initially, we said 2 weeks to exchange and complete, the EA has came back and said they want longer, so we said 4 weeks. The EA comes back straight away, to say‘I think they will want longer’.
so have asked them to propose a date but insisted must not go beyond March
then our solicitors forwarded an email from earlier in the day, from the vendors solicitors stating the vendors were looking to complete in 2 weeks!!
We’re wondering what the EA is playing at? And whether to exchange asap and complete in March? Or whether to exchange and complete the same day?

we wanted to do a 2 week exchange to completion and thought that was what the vendors wanted, then it became clear that they hadn't actually looked at any rental properties and wanted 8 weeks (wouldn't commit to rented until we had exchanged - would have helped if they had said this in the first place) - we reluctantly agree then covid and first lockdown hit and they wanted even more time. TBH in future I wouldn't go for anything more that 2 weeks2

Do you know if everything else has been completed, i.e. the enquiries, signed contracts etc?
The ONLY thing outstanding is the vendor looking for a rental?
The EA does not get to look at any of the legal work that you and your vendor's solicitor is doing so actually they will not know when anyone is ready to exchange/complete, it's just guesswork from their perspective. If the vendor's solicitors are looking at 2 weeks, then providing your solicitor is ready, there is no need to consider anything the EA says.

I can sympathise with them not wanting to sign a rental contract until exchange. We were in a similar situation and could have risked committing to ££££s in rental, then have a buyer pull out. Not something anyone in their right mind would risk.
