Ascent triggering first registration fees and documentation

Hi all,
Realise this is probably already been asked and I have searched which is why I have the info I have.
Due to the numerous posts and feeling slightly confused I just want to make sure I am doing this correctly
Also have a question concerning the fees for the Land Registry.
Having completed the DIY probate, which was surprisingly easy I am dealing with the Ascent / First registration.
Situation:
Question:
Is there any thing else needed apart from the original deeds?
Also, what FEE do I include?
Assent - trigger for first registration
Scale 1 - Stated value
£230000
Standard Fee - £270
First Registration - freehold
Scale 1 - Stated value
£230000
Standard Fee - £200
(This figure includes a voluntary application reduction.)
Calculated from the online calculator but do I need to include both or just the Ascent fee?
Probably wrong forum but will ask. If I am buying my sister out for £115 000 then no stamp duty is needed. Or is it on the actual value of £230 000.

- House is NOT on the registry (1 owner from new 1950's)
- Mother recently deceased and her husband (father) died 14 years ago are still on the Deeds from the solicitors which I have.
- Have probate and I am named as sole executor, my sister is power reserved.
- My sister and I have 50/50 share of house from will.
- AS1 ascent and triggering registration TR1 solely into my name.
- I will then need a mortgage to buy out my sisters 50%.
Question:

Hi Fizzer,
One thing I would recommend:
As you have the original deeds and plan, make sure you ensure the Land Registry return them to you after processing. OR send a copy (copy them anyway just in case) if they can not return them OR send a certified copy of the originals.
So many question on here could be answered by looking at the originals rather than the truncated, extracted "electronic" copy...
About the buying out of sister's share - it is my understanding that it is the consideration not the total - so the £115k. Hopefully, others more knowledgeable on this aspect will come along soon and let you know.

Thanks for the reply and advice, I will copy them and request return, they have a little sentimental value as my Mum brought the house from new before it was built so have the whole estate plans etc.. She lived here until she died. Not many houses from 1950 have 1 owner from new

FizzerUK said: Still trying to find out about the fees to send with the application thoughGive the LR a call on their help line number - They will give you a straight answer.I can't remember what fees I had to pay when I did a first registration & assent, but I didn't have to jump through any hoops with the ID1 - They accepted the grant of probate as sufficient proof.Even if the deeds have little sentimental value to you, the documents could be of interest to a future owner. So file them away somewhere dry & safe. Personally, I do not trust the long term permanence of digital files, so a hard copy is always good to have.

There’s no need to Assent and then Transfer in such cases so you might be better served reading our PG1 to confirm what’s required and what documents you’ll need to submit. https://www.gov.uk/government/publications/first-registrations
The application will be a compulsory one as you, as executor, are transferring (AS1 or TR1) so triggering the need to register. If Mum had applied to register before sadly passing then it would have been voluntary.In my experience you would Assent the property to yourself and settle the beneficial share with your sister as a financial transaction

The assent has triggered a compulsory first registration, so the full fee (£330) would need to be paid (FR1).The fees all went up as of 31st Jan 2022.You can also contact the LR via an online form - https://www.gov.uk/guidance/contact-hm-land-registry
