Airbnb council tax single person discount

What is the situation regarding council tax where single person discount currently applies when the property is offered for short term Airbnb type lets ?
If the number of days is less than 140 and the property continues to be the main residence of the owner . The owner would not be occupying the property at the same time as guests.
Does council tax at the reduced rate still apply ?

Thanks for the information : from the situation as described on the airbnb forum by the lady who was investigated by Leeds council it would APPEAR that the single person discount still applies although I could not determine how many days she let the property.
Does anyone have the definitive answer ? Additionally what if the lets exceed 140 days?0 -
Just because a property is rented out through AirBnB doesn't mean that the occupants will either turn out to be what you expect, not that the tenancy /license will turn out to be an AST. e.g. you might find you've got a couple plus baby living there as their main residence (yes, really). What the paperwork says doesn;t define what the tenancy is, reality does.
What training done in being a landlord, please?0 -
The scenario as described in the original question is the information required : not what may possibly occur when the property is actually let to short term guests.0

Does council tax at the reduced rate still apply ?If they're just short term contracts, then the person would not be resident and so would not affect any discounts. If the owner is still regarded as resident for council tax then the discount would remain, if they weren't regarded as resident for the period then no discount would apply.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.1 -
Thinking logically, if the person that owns the place is not staying there as main residence doubt they can't claim the single person discount.
Why not confirm with the council by contacting them?0 -

Why not confirm with the council by contacting them? What matters is residence - this can remain whilst a person is not physically living in the property.I do however have doubts in this case whether it would meet the test for residence.I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals.
