Meet the builder meeting!

Hi All 
Just wanted to ask for some advise really.. we’ve recently purchased our FTB NB house. 
We’ve been scheduled in for a meet the builder meeting. I wanted to ask what sort of things to expect in this meeting. 
We ideally would love to take some questions with us! So would appreciate any talking points/questions we can ask the site manager so we can better understand our build and the process etc. 
We’ve got a few questions noted but noting substantial. 
Please help with suggestions!!

    They will talk you through the construction of the house and show you where all of the important things are in the house and show you how all of the controls work etc. They tend to be very thorough with these "tours"

    1. When is the expected completion date of 'my' property and also the development? (How far behind original completion target are they)
    2. Is there a service charge / ground rent / maintenance charge to pay and when does it apply from?
    3. What customisation options are there (if you currently don't know)?
    Sorry I've never been to one of these meetings but the above are all my initial thoughts.

    If they are having their walk around then it is too late to pick options or customise the property. It is built!

    Any maintenance charges will have been highlighted at the time of reservation.

    Cheers RelievedSheff, our newbuild was completed before we moved in (original buyer pulled out). I assumed it was earlier on in development.
    In that case, I'd raise obvious snagging issues and procedure for getting them reported and fixed.

  • From personal experience, I wish we'd asked the completion date of our next door neighbour's house - we had to wait until the scaffolding was down before we could move into ours, which was frustrating as we knew it was completed and we missed the stamp duty holiday!

    Ask if there is an emergency number should you have something which is urgent like a leak

    What is the process for reporting snags and do they do them at a set time? My developer came back after 4 months and did all of our houses in a week and then at the 12 month point. Knowing the timescales made it easier.

    if there is a service charge for estate management, ask when responsibility is being handed over to a management company

    Does "bought" mean reserved, exchanged contracts or completed?

    Thank you for insight. We’ve already done our options & upgrades meeting as it’s off plan.

    There Was indeed mention of a service estate management fee. So this will be a very useful Q to ask. Thank you
