Synectic Solution Refer market by Nationwide

Hi,
I applied for a mortgage with Nationwide through a broker but my application was declined without any reason. Following the rejection from Nationwide, I applied with Halifax and Halifax also declined my application.
My mortgage advisor advised me to get DSAR from the following frauds prevention databases, CIFAS, national hunters and synectic solutions.
I don’t have any marker on CIFAS. On National Hunders, there is no data. But Nationwide and Halifax have submitted applications details to Synectic Solutions (National SIRA). Halifax has marked the status as ‘clear’ but Nationwide has marked the status as ‘Refer’. My mortgage advisor believes this was the reason Halifax declined my mortgage application.
I am sure Nationwide has made an error as I have provided all my details correct in the application. I have written to Nationwide to know the reason for the marker. Nationwide has replied that they will provide feedback within one month.
The seller is so pushy and I am so worried that the seller is going to pull out. Could someone please advise me?
Is it worth making another application with a different lender? I know it is going to take long to get the marker removed as I am going to challenge Nationwide to remove the marker. The seller will not wait. I really like this house and I don’t want to lose it.
My mortgage broker says any application with the refer marker will get declined. Are there any lenders who do not subscribe to Synectic Solutions?
Thanks

I have never even heard of synectic solutions, I will have a read up on them as it is useful to know.
The only suggestion I can make is seeing if your broker can find a lender who does not use synectic solutions - I have no idea if there are any. That may mean going to a little building society or going to a little building society where you can have a conversation with them.

@js17aek This is a tricky one. While I've heard of National SIRA, I wasn't aware that lenders use a fraud database other than CIFAS and NH.
As a broker I personally wouldn't be able to help someone in your situation as my compliance would see it as trying to avoid a fraud marker. But that might not be the case for every broker and of course if going direct you can make your own choices.
In your place I would put in a SAR (Subject Access Request) to both Halifax and Nationwide (I'm guessing your request to Nationwide is being treated as a SAR given that they've a one month turnaround) to understand what exactly it is that has been flagged. The more you know, the better it is to be able to get it looked at and removed.
Out of professional interest, please do try and keep this thread updated. I am sure that I have not done any fraud with my application. I guess this is because my employer has changed the name during my application with Nationwide. The salary was credited from new name and payslip has been issued with old name. I explained everything to my mortgage advisor but I think he did not explain that to the lender. My latest payslip has new name on it.0 -
Hi and really interested to know how you are getting on as have just had a mortgage application cancelled from HSBC and can see on my trans union report that a credit search to sira was completed on day after application. I have a perfect credit history and affordability with overdraft/credit cards etc and reason given for decline was related to information on me from credit reference or fraud prevention agencies.
I have no idea why any fraud companies would have data on me relating to fraud so have sent off sars for all information and just seeing if you had more updates on your own situation?0 -
I am sorry to hear that you have been declined by HSBC.
I have sent Data Subject Access Request to Nationwide and am waiting for the response. I know it is going to be a long process to get the marker removed. I will update the thread.
If you have sent DSAR to to SIRA, they will send you the data that they hold about you and which lender put the marker. Then you might ask the lender why they have put the marker.

They are also selling you insurance you dont need.0 -

I have also submitted a DSAR to HSBC and am awaiting their response as I can’t get the complaints team or anyone else to give me the reason other than that the decision came from information held on one of the credit reference or fraud prevention agencies.Having now read so much about these fraud prevention agencies, it is terrifying how many mistakes and inaccurate entries can be made about you without your knowledge that this data even exists.Like yourself my application to HSBC has been completely genuine and I was shocked to see I had been declined as I have an excellent credit history and almost 2yrs of continuous employment with the same employer. I did move from part time to full time 3 months previous to my application but this was explained in my application and I can’t see why that could be considered an unusual or fraudulent event. And like you again I think the timescale for getting and then correcting any inaccurate information that has been recorded about me will mean I lose the house I am trying to purchase.
I really do understand your frustration and hope you can keep us updated on your progress.0 -

HSBC do use Sira and national Hunter as the search for sira showed on my transunion report and they told me in a letter they use national Hunter. Why do you hope they use them, I am confused?
That is such a long time to wait for the sira report. In fact I think the whole process of having information shared about yourself which you don’t even know is being shared which can stop you accessing normal parts of life like banking and credit is terrifying.I had never even heard of these agencies until I was declined my mortgage and even then I was told it was an issue with my credit file, as my credit file is excellent it was only on pressing and getting the letter sent to me did I realise I had been potentially recorded on a fraud register.
I am still in shock that HSBC could think anything I submitted or said was fraudulent as everything on my application was completely genuine.
I really hope this works out for you.0
