Threatening another management company over a pot hole?

Long story short I've been trying to get a mammoth pot hole repaired for three years.

It's located on private land, literally against the land registry line where it joins the highway. Residents of the block of flats have to drive over it every day to get to the main road.

The management company responsible for the tarmac won't do anything after three letters to them.

I bet it has caused damage to vehicles and as it's a route to a pathway I've seen people fall down it. It's probably about 4-5 inches deep...

What's the best way to approach this please?

    The best way to approach it may depend on your status.

    Are you a resident of the block? Have you fallen into the hole? Has your car been damaged?

    If it is on private land and you are not a resident then nothing. Up to the residents. Did you send your letter recorded/signed for delivery?

    At a very low speed?

    Is it not possible to drive around it?

    If this is actually a query about leaseholder /freeholder rights, or something else about titles etc, it's probably better on the house buying etc board:

    Yes I'm a resident, no my car hasn't been damaged nor have I fallen in because I know it's there. 

    If it is on private land and you are not a resident then nothing. Up to the residents. Did you send your letter recorded/signed for delivery?
    I hand delivered the last one to the accountant where the management companies registered on companies house.

    Yes it's possible to drive around it, that's not a reason to ignore it though. It needs to be repaired before it causes injury or damage.

    Though would also of course be proof that the OP already knew about the hazard.

    OP, do you own your flat?
    If so, presumably you pay the management company a fee. Maybe withholding payment would get their attention.
    If not, your first port of call should be your landlord, since he has the relationship with the management company.

    I suppose the best way to get them to act would be if someone fell and did some serious injury & sued them... 

    Pretty sure that would make them sit up & take notice 🤦‍♀️

    Or every person in the block to complain.

    But that wouldn't prevent the Op claiming provided he showed he minimised his exposure.

    Spray paint a big male chicken 🐓 round it. 
    Set up a twitter account for it, call it Any town Swimming baths.
    Film a local Beavers troop taking a dip in it. 
    Put a sign up offering good luck to anyone chucking loose change into it.
