OK, finally got round to checking mortgage LTV, which was I think 49% when we started.
I was absolutely convinced the annual mortgage statement had a valuation on it, but it doesn't, and neither did last year's. Where on earth have I seen it?! I'm sure it was on an official doc from the building society!
Anyway, I did a zoopla estimate - autocorrect just changed that to zooplankton and I confess I suspect zooplankton might have made a more accurate estimate of our house price 😂😂 Apparently we have increased in value somewhere between £116k and £176k in the last 4 years, which seems laughable. However, I suspect they are basing their estimate on a house about a mile away that sold maybe last year for £620k, and which was in considerably better condition than ours 😂😂 Although having said that, there is one up for £550k a couple of miles away which is in just slightly better condition than ours was when we bought it, but only has a normal garden, not land (not that I'm under the illusion that land is worth much in comparison to the house)
Anyway, all that to come to the unilluminating conclusion that our new LTV, based on a wildly inaccurate 'medium confidence' zoopla estimate of the new value of our house, is now somewhere between 28% and 32%.
If we base it off what we actually paid 4 years ago, we're down to 36%, which is still a nice reduction from 49% 😊 Maybe that's the one I should use for tracking purposes!3 -
Anyway, the plan for tomorrow... Mr Cheery is still debilitated and not going anywhere sadly, unless he regains a bit of mobility, in which case I'll drive him to his planned evening, but that's looking unlikely right now. So...

Then probably a bit more on the kitchen ceiling (I did some today but was hampered by the Stanley knife having been put in a 'safe place'), bit more scything, bit more clothes sorting. Not exactly a thrill a minute, this holiday 😂😂3 -
Oh (and I will shut up and go to sleep in a minute) - I checked the LPG website - their estimation is 38%, and my reading yesterday was about 45%, so not far off.
We don't pay monthly - I couldn't match deliveries to the standardised monthly payment, and so we have a variable DD and they just take for whatever they've delivered (which is usually several hundred quid). We signed a 2 year fix in April, and haven't had a delivery since. We got a standard letter a few days later saying our LPG price would be increased by 8p a litre, but I ignored it as we'd literally just signed the fix. However, I wouldn't put it past them to have included some get out clause, so I suppose this is the point we find out...
Very little I can do anyway - there's only one other firm that will deliver here, and they weren't taking new custo.ers last time I checked.
Anyway, need to stop my little brain whirring and go to sleep!3 -

Mortgageable values - if I click on the re-mortgage link for my bank it gives me an estimate based on what we paid and the growth in the local area. If I think it is more than that then I need to request a valuation. Might help?We are vaguely looking and I can say with confidence that there is nothing obvious your way in the 500-600k mark rural with any real land. I suspect it's rarely accurate Susie, sadly! Maybe if there are lots of similar houses in the area that have sold recently. Otherwise there must always be a bit of guessing. But yes, it would be nice if your house was worth what it said!
That's interesting Redo, will investigate. Not going to do anything complicated, this is purely for amusement value after all.
Interesting what you say about our rough area, that fits with what I've seen having a vague nosey online. We've got a weird amount of land - too much for most people to want to manage, and more than would usually come with a house, but not really enough to do anything farm-like with. Made it hard to get a mortgage on too 🙄
Fortunately we're not planning on selling up, so this is all just out of interest. It is indeed interesting though!
I'm having a nice day. Met a friend for a cuppa, and then we went to aquarobics together, most jolly. Quick blood test, and then some more secret birthday shopping, and then Mr Cheery decided he did want to go to his arranged event after all, so that's meant me driving into town and dropping him off.
I'm now happily ensconced in a quiet corner of the IKEA cafe with some veggie balls and a nice cold drink, a book to read, and a notebook to write in, and I might actually just stay here til it's time to go and get him, probably only another half hour anyway 😊4 -

The veggie balls were very uninspiring actually 🙄 I have the impression maybe the plant balls are better (or at least not just chopped up bits of veg!) Anyway, it filled a hole.
Home now, it's felt like a long day! Had a dentist appointment tomorrow but that's been cancelled because of a family emergency apparently, so an unexpectedly free day. Might try and stay relatively close to home...3
