    It doesn't matter as they are both the same - £2K
    No.
    The £2K fee only applies if the sale price is " is lower than £200,000".
    The 1.0% fee only applies if the sale price is " is higher than £200,000".
    There is no mention of any fee at all if the price is exactly £200,000.




    They then tell their client to reject the offer and push the party that offered to rise by £100. Its a savvy business model dont you think.

    Regardless, I would be put off by anything like this unless I really liked the house and then I'd state my offer is revised down so the seller still takes the impact of fees except moreso since any mortrage would need adjusting to accomodate them. Fees of £2k to me mean £8k lower price assuming 25% equity. Seller looses more unless they get a less savy buyer.
    I saw what looked a wonderful house on Purple Bricks but as its was a pain to try to book to view, we didn't bother. What some sellers need to realise is that every little thing that makes it a little harder for the buyer can mean a lower offer.

    I had the misfortune of falling in love with a property on the market presented by Freeagent247.

    From the offset it was clear that you followed their process or the highway!

    I requested to view the property and informed due to the interest only back to back bookings were being taken to view on a particular day and the same process will apply if you wish to have a second viewing.

    Clearly this was a move from the agent to make people feel under pressure to buy! Manipulative bully type tactics!

    On the day I met Christine, she came across as rude and unprofessional.  As I knew what I was talking about I asked her a number of questions and numerous times she became defensive, as the tactic hadn't worked to blow me away with the property!

    To be fair the house was beautiful and I decided to make an offer despite the buyer's fee. It was eventually accepted, however it took a time to reach the decision, which made me feel uncomfortable and I decided to pull out.

    Agents very unhappy and the Founder Daniel called me basically asking what they could do to offer their re-assurances, also adding that he was good friends with the vendor.  After some discussions / reassurance I decided to pursue.  I paid for the AML (which you don't have to pay with other agents).

    Then only weeks later I received a call to say that the vendors could not proceed due to personal circumstances.  Which in itself was very odd considering Daniel was best mates with the vendor and not aware of their personal circumstances. Something does not stack up somewhere!

    In hindsight it's a blessing as I have found a beautiful home in comparison, avoided paying buyers fee's and dealt with professionals who have their moral compass in place.

    Just to add I did see another home advertised with the agent, which I really wanted to view. However refused to based on my first and last experience with staff at FreeAgent247.

    Funny enough months later that house is still on the market, whilst I am settling into my new home!
