Interesting how nearly all their properties are SSTC. Good sign? Or just that they leave past sales upthere for ever and have very few new available properties coming on the market.
As a buyer I'd ignore them (why pay a buyer's premium'?) so your potential market as a seller is going to be vastly reduced......

Have you seen the offer form, you can seemingly make an offer without opting to pay the fee... how does that work? The seller end up paying a fee?

Can I suggest you read the T&Cs and FAQs?

    from which you can deduce..........?

Please help me. I genuinely don't know what you're on about. By law they have to pass on offers so, if you choose to say you're not paying a fee, what happens?
  • All the info will be in the T's & C's as @canaldumidi states.

I have never dealt with anything like this agent and also won't buy from anyone using such an agent .

Use an agent that is well respected in your area and who people recommend that has a bricks and mortar shop who you can drop in and talk to face to face

I would say the vendor doesn't accept your offer.

In making the above offer I/we acknowledge our requirement to pay a buyer’s fee on completion of sale and through the solicitors only of £2000.00 + vat (if the purchase price is lower than £200,000) or 1.0% + vat of the eventual selling price (if purchase price is higher than £200,000), in addition to the agreed purchase price.
