    No its £2k to pay if the house is under £200k then 1% of purchase price for anything £200k & over.

    The £2K fee only applies if the sale price is " is lower than £200,000".
    The 1.0% fee only applies if the sale price is " is higher than £200,000".
    There is no mention of any fee at all if the price is exactly £200,000.
    But let's face it - this esoteric discussion is hardly relevant to the crux of the OP's query, which was surely along the lines of "Should I use this company to sell my house?", and irrespective of the fee anomaly, most replies have been along the line of "Buyers will be put off."
