Top of the chain have pulled out of another house!!

    Or persuade the top of the chain to go into rented accommodation?

    Offer them a lot of money for the cost of the inconvenience caused along with the cost of long term storage for some of their items. Also help them locate a suitable rental. Job done. 
  • Maybe you should pull out and find somewhere else? Sounds like your vendor isn't ready to sell. They may change their minds about going into rented and get a move on, but at least you will potentially make progress on another property.
    It’s not my vendor it’s the one above her so sort of out of my control. I think it is a case of just having to sit and wait. 

    Frustrating but hands are tied. Never mind.
    So your vendor isn't ready, whether thet's their fault or not is neither here nor there. I'd start looking for another place to buy, but hold off on actually pulling out for now.
    So my vendor has a few outstanding queries on her purchase so she’s almost ready to move but her vendor have got to now find a new house. 


  • On a positive note my buyers have said they are willing to wait and extend their mortgage offer and my vendor also wants to continue as she’s almost done finished the legal work on her purchase and had removed a lot of her clutter from her property ready to move. 

    So we will roll with it and see how we get on after Christmas. 

    Obviously because they are the top of the chain I don’t have any contact with them so I have no idea what sort of property they are looking for or whereabouts otherwise I’d help search for properties as well.

    You have to think about a point of no return. The top of the chain may well know they are calling the shots and at this point have no incentive to be quick. They could take months waiting for their dream home to come along and then is that par of another chain?
    You then have the timescale for them to buy their property to include as well.

    be careful you don't lose your vendors, they will get fed up and move on if you leave them waiting. 

    I don't think you're unlucky, I don't think any of the chain is unlucky, it's just that no one is willing to break the chain.

    so you're in it for the long haul, as your buyers buyer still hadn't found where they want to live.

    Would it be worth asking your solicitor how much the bill is so far if you broke the chain, and started again?

    Any suggestions on what I can say or do? I don’t want to be really forceful and say you have so many weeks to find a place otherwise I’m finding something else? I think I’m nervous if I say that the top of the chain say ok off you go we don’t care. 

    It’s frustrating because our last questions we put forward to our vendor have been received last week and all we have left to do is sign the TR1 and any remaining questions. Although I’m not sure any other questions will be asked as we just had the second lot back.

    I know if we don’t complete and the chain collapses we don’t pay but I’m presuming that doesn’t count if we pull out. All we have left to do is sign the TR1 and for my solicitor to confirm the second lot of questions have been answered and no more need to be asked.

    This is a quiet time of the year for new listings. Might as well wait until the New Year when the market will progressively pick up again. A case of cutting your own nose off to spite your face. 
  • @Thrugelmir sorry so do you think we should carry on and wait to see if the top chain find anything in new year or we should also look to see if there is anything in the new year we like? 

    Sorry my last two house purchases were so much more straight forward so never been in this position before.
