Fixing a leaking Tape- isolation valve not working under sink

  • The hot water isolation- is again in the tank cupboard as shown below- so If I shut this off- I should be able to isolate the hot water -right?

    You must have a meter, you can turn off the water with that, but if its a tank in the loft you may have to drain that.

    Sorry I'm not assuming you are stupid with this question but are you sure yours is a tap with washers as opposed to 1/4 turn taps that have a valve that would need replacing? They are called 1/4 turn as that is all the move from closed to fully open and if it is one of those then you need to make sure you buy the right ones as there are about 30+ different combinations of sizes, splines etc

    The hot water cylinder will have a pipe coming out of the very top that feeds hot water to the house. If the yellow lever in your photo is on that pipe then yes it should turn off the hot water however it is not bound to have a valve on that pipe but usually yellow signals a control for gas (but the installer might not have changed the coloured sleeve and used a gas valve for water (quite safe to do that)

    The answer to your question- I do not know I am afraid- all I was recommended was to get a washer set from amazon and take it off after isolation and replace the washer.

    This is the type of tap I have-similar to the belwo

    That will be a 1/4 turn tap - if it has a maker's name on it then you'll be able to use google to find which model it is then which valves you need (generally sold in pairs). If not then unless you know wher it came from / what it is then you will need to turn off the water, remove the valve and take it along with the lever to a plumber's merchant (phone them first as not all will stock the kit)

    Can you show us a picture of how the tap is connected (presumably by flexi tails) to the pipework and how that pipework is routed? Your first pic of the stopcock is a bit of red herring and we really need to see the pipework to the taps to make sure they don't have their own isolation valves, which as I mentioned would be surprising if they hadn't given the age of the property.
