Fixing a leaking Tape- isolation valve not working under sink

Hi there,

I have a rather annoying leaking tap from a relatively new barratt home.

I have firstly tried to isolate under the sink- turning the valve handle does nothing at all. I've tried opening a few covers outside aswell to look for the mains shutoff but alas I cannot seem to fit it all!

Can I isolate at the water tank inside the property- there are marked isolation for the mains water and the hot water?

I don't want to do something stupid so asking on here before I progress, I'm assuming I should switch off the boiler before doing any of this

    Like this? Try removing the plastic handle and turning the spindle. Also check it feeds the tap you are trying to isolate.

    When you say it does nothing, do you mean it doesn't stop the drip/leak or doesn't actually stop the water?

    Some pics of the tap and isolation valve would be handy, if you're allowed to post them.
  • Its one of these under my sink- I turn the handle and it seems to do nothing to isolate the supply to the sink - there is a 1/4 turn valve like you mentioned above but that is just an appliance

    That looks like your stopcock to me rather than an isolation valve for the tap. Have your tried turning it fully off? What does that label that's cable tied to it say?

    What tap is leaking, hot or cold?
  • For clarity it doesnt stop the water supply- tap works as normal when turned all the way

    Which way, clockwise or anti-clockwise?
  • Ok so I just now , turned it clockwise as far as I good and it seems to have shut off the cold water.

    Hot water is still able to come out from the tap

    Im still getting a drip from the tap at the moment aswell when both are off

    Are you sure that the pipes that lead to the tap don't have isolation valves like these on them? It sounds like your hot water might be gravity with a tank in the loft or an unvented cylinder? Which is it? How are you planning on fixing the dripping?

    Ok so I just now , turned it clockwise as far as I good and it seems to have shut off the cold water.

    Hot water is still able to come out from the tap

    Im still getting a drip from the tap at the moment aswell when both are off
    Do you have a hot water tank or combi boiler? Even when turning off, what looks like the stopcock you will still have residual water in the hot water pipes so you'll need to let that drain off. If you have a combi boiler then turn it off.

    I'm surprised that the taps themselves don't have proper isolation valves as pictured above given that's it's a fairly new house.

  • There is definitely no isolation valves for the taps under the sink.

    In the tank cupboard there is a mains  as shown below to isolate the water- item 1 below
