Treat people the way you would want to be treated.6

Our landlady came to speak to us and as it was we were already in the process of buying. However because she was so lovely we tried to speed the process up.I think thinking of yourselves also includes respecting your tenants so that you get what you need.3

As a tenant I would like as much notice as possible it’s not that easy to find new rentals or they may decide to buy.0

Does your hubby realise the s21 is just an invitation for the tenant to leave?AskAsk said:
the best thing i believe is to give the tenants plenty of notice so they have lots of time to plan but my husband thinks we should think of ourselves and only give the minimum notice as things may change and we end up with an empty house we can't sell because of covid.caprikid1 said:I guess if it was round the other way what would you want ?
the property is in central london so tenants movement is rapid and people move around all the time. finding another place won't be difficult for them as they are not a family but two friends. the rent on the property is cheap so they won't find anywhere else so cheap, which is why i don't think they will move out if i give them early notice of sale. i think they will stay on until march anyway.
having read the comments, i believe my husband is wrong and so i am going to give the tenants plenty of notice.
Seems he thinks they will be gone my March with notice in Jan.
If rent is cheap they may just stay anyway and nothing you can do about it.3 -
Having an empty house for a month would be a lot cheaper than paying all the legal costs to force an eviction if your tenants decided to stay as long as possible in the house.AskAsk said:my husband says the problem with telling them that we are selling now may mean they find another place and move out in december and that is the worst month to be putting the house on the market so we would have an empty house for a month.

Perhaps sugar-coat it by asking them if the would be interested in buying itGather ye rosebuds while ye may0

Sigh! You want them to leave: You want them on your side: You need to be NICE to them. Increasing rent & s21 notices is not the way. I repeat....AskAsk said:
i can increase the rent as it is periodic so i can increase the rent in line with the market. that would move them pretty quick?
"" Be (as any decent landlord should always be) nice and helpful to tenants, explain your plans, enquire if they are interested in purchasing, and that (assuming the obvious) you'll be delighted to provide a good reference, but hint at s21 likely if necessary).
You want them on your side. The above process is more likely to get what you want than a bald s21 out of the blue.
Worked for me, sold 2 houses in past 3 years (old age & health).
You'll obviously appreciate that an s21 (even if valid, many are not....) does not end tenancy nor compel tenant to leave. ""
Done any training in how to be a landlord, please?9 -
I understood they could refuse the rent increase leaving you back to plan A of issuing a S21, however they would be much less cooperative I would imagine if you tried that as a removal method.AskAsk said:
