Bargain? 50k off the price so far, I actually feel sad for anyone trying to borrow money to buy this, hopefully any sensible lender will be "down-valuing" the sellers expectations considerably.0 -

That's in an estate in Battersea I remember reading meters round there years ago0

Clapham Junction is, to all intents and purposes, Battersea. As is between the commons. They all have the same postcode.Everything that is supposed to be in heaven is already here on earth.

Now down to £1.4m:

They are really struggling to offload this one ... I am tempted to make a cheeky offer myself.0 -

It still seems expensive to me, when you can buy a good condition, similar size freehold terraced house for the same price or less on nearby roads.
For example:
4 bedroom terraced house for sale in Shandon Road, Clapham, SW4 (rightmove.co.uk)
It's bigger, good condition, and has great potential for extending the kitchen and into the loft. Plus it's next to the nice "Abbeville Village" area for local shops/cafes etc and a bit further from the noisy A24.

I am currently living in the South East, but looking to move into London for a new job and I think London prices are due a strong pick up in line with the rest of the UK as a lot of people are now returning to the office.
This garden flat overlooking Clapham Common has caught my eye:
3 bed flat for sale in Windmill Drive, Clapham SW4 - Zoopla
3 beds, close to the tube station, and overlooking the common, but the issue is the price. It is a divorcing couple, and was put on at £1.65m in July, and just reduced to £1.45m but I still think its massively overpriced.
I have a budget of £1.2m --- do you think I should open at £1m, or will that just annoy them? I hear the divorce is particularly acrimonious, so would this be a pro or a con for my offer strategy?0
