Hello user1977 - Thanks for replying. Yes, we were getting concerned as it's nearly 3 weeks and still no written offer accepting our verbal offer! I do hope you are right. We have had a mare of a time with house purchasing. Fingers crossed we get some sort of movement next week. Thanks again.
What do you mean your verbal offer hasn’t been accepted yet? When it went to a closing date did you submit a written offer through your solicitor? If that what you are waiting formal acceptance of or have you only made an offer verbally?
Hi, Pixie5740 - Our verbal offer was accepted but our solicitor said he is still waiting on the Written acceptance and the Deeds being sent to.  Verbal is ok but must be followed up with a written. It's 3 weeks on Tuesday since our offer was accepted but nothing has been done. We are literally in the same situation as we were when the offer was accepted 3 weeks ago.
I think you mean your written offer has only been verbally accepted...

    Hi rose-T,

Yes our solicitor has done his bit but not had anything back from the sellers.  I believe anyone can back out until the missives have concluded without charges.  We would be fine if the missives had been done but nothing can be done until the written acceptance and Deeds have been received by our solicitor.  We will definitely be calling Monday as we feel that 3 weeks with nothing done on the conveyancing is a bad omen.  I feel for you too - May and you are still not in your new home!!!!!  Hopefully it all works out soon for you too ;)
Many solicitors are leaving the missives until the last minute. Our last sale missive were only signed the day before sale.

Normally written acceptance has deadline. Last 2 house purchases, i did not like as nothing was final until last few days . Solicitor kept saying don't worry about it lol

Has your solicitor stated a move in/completion date?

No move in date or completion date because nothing has been done since our offer was accepted at the closing date 28/09/21. Until written confirmation has been received and the Deeds nothing can be done ;(

Missives are not concluded until all searches are completed and all paperwork complete.  Mine concluded  on Friday and entry was Saturday.

Missives are concluded on a Friday in Scotland.

An offer usually states an entry date or , as in my case, a mutually agreed date.
The seller had already told us that they had an offer accepted on a house with entry date in 4 weeks.
This was acceptable to me and  was agreed  as part of the  acceptance of the offer.

It was then up to the solicitors to meet that date.

Hi, I don't think our solicitor gave a date because the owner was separating and we believe the sale will be included in this.
We are in rented accommodation and cash buyers so any date is suitable to us (the earlier the better lol).

There has been no movement at all on our sale which is what our concern is and it will be 3 weeks on Tuesday.

I didn't know Missives are concluded on a Friday so thanks for this info...

No, they can be concluded weeks or months before searches are done. If you're using the standard form of missives they assume searches are being exhibited at a later date (with the buyer being entitled to pull out if they disclose anything adverse). Though these days there tend to be other reasons for missives not being concluded until a late stage, by which time searches have already been done.
Mine concluded on Friday and entry was Saturday.
I suspect you're misremembering - you might not have actually moved in until the Saturday, but the date of entry has to be on a day when the solicitors (and usually also the banks) are working.

No, they're concluded whenever both parties are agreed on the terms. There's no need for that to be on any particular day of week. The date of entry is often on a Friday (because people like to spend the weekend unpacking etc) but it can be on any (working) day.

I do not misremember as you out it.

It was the solicitor that advised missives could only be concluded on a Friday in Scotland. In fact I had moved out and my buyer was ready to move in any day.

There was a delay in searches coming back and the entry date had to be moved from one Friday to the next.

When i bought my house the sellers were advised on Friday evening at 7 pm that missives had been concluded. i was phoned by my solicitor on Saturday morning to tell me the money had gone through and I could collect the keys.

In fact I didn't move in until the Monday.

I don't think you need to worry yet. We have just bought in Scotland, and we waited just over 3 weeks for the written/qualified acceptance and a further 3 weeks for the title documentation.  We were cash buyers and the whole process from verbal offer to completion took 8 weeks.   But due to some issues missives were only completed - on a Wednesday - 2 days before completion.        Our solicitor was very good at keeping in touch though so we always knew what was or wasn't going on.      Hope you hear something soon.
