It's an old post but may I ask for help on this topic please

Currently rented property in my name only, wish to add spouse's name as Joint Tenancy.
    are the correct forms AP1, TP1 & ID1?
    thanks

Do you mean you own a buy to let in your name, and wish to add your spouse's name to the title, and hold that property as "Joint Tenants" ? It's not absolutely clear from the wording that this is what's meant.

If that is the case, then as above:
    AP1, TR1, ID1
🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡
    Balance as at 01/09/23 = £115,000.00 Balance as at 31/12/23 = £112,000.00
    Balance as at 31/08/24 = £105,400.00 Balance as at 31/12/24 = £102,500.00
    £100k barrier broken 1/4/25

I need to add my Spouse to the Deeds/Title for our home, which is freehold and mortgage free.  Our usual Solicitor has quoted £400+VAT plus Land Registry fees which seems expensive.  Another I've approached has said we'd need two Solicitors, one for me and one on behalf of my wife!  There's a "DIY" Guide on the Government Web-site but it's not very clear to follow.  Are these solicitors fees typical for this work or does anyone have a link to a DIY Guide that's easy to follow?  And would I really need two solicitors?

That's the original old post from 2021 , but the thread's been piggy- backed onto today by samal, who's asking more or less the same question but doesn't indicate if it's mortgage free.
Sorry I should have made it clearer that I was replying to samal rather than the OP, instead of just quoting their post  which might not have been visible to all. That's the problem you get when people resurrect years old  threads rather that starting a new one of their own ...

Your TR1 signature can be witnessed by any independant adult - so someone over the age of 18 who is not closely related to you or in any way involved in the transaction. Often people ask neighbours, work colleagues or friends.

The ID1 will need to be completed by a solicitor, you will probably need to make an appointment with a local firm for this as it takes a little longer than a straightforward verification of ID. As Tiglet says, there are others who can do this, but often a Solicitor is the most straightforward route for people. (I'd suggest you avoid using a notary in any case as their fees are often higher).

The list of officials permitted to certify your identity include:
    • A Land Registry employee - check whether they are accepting face to face appointments
    • A solicitor
    • A barrister
    • A legal executive
    • A licensed conveyancer
    • A notary public
    • A serving officer of the UK armed forces overseas
    • A non-UK lawyer (they have to provide evidence of their right to practise in this way)

Notary public is usually cheapest if there are fees
