From a legal perspective, the vendors are required to hand over theproperty in the condition it is in at Exchange, not at some arbitrary earlier date. It is thereofre advisable to view at or immediately before Exchange.Having said that, few peope do....If there is any suspicion or doubt regarding the condition of the property (eg particularly where a property has been let and the tenants have just vacated perhaps leaving damage or a mess), then a viewing is obviously more important.And a refusal to allow a viewing might of course be a sign there is something the vendors don't want a buyer to find/see.But equally, the vendors are perfectly within their (legal) rights to refuse. It is then for the buyer to make a judgement: take the easy course and Exchange without a viewing, or refuse to Exchange without a viewing - with all the consequential financial , emotional and practical costs.3

We need new boiler so need to check if suitable to put in another place. We’ll be around 15-20 max
Just worried now been asked to exchange quickly and not accepting a viewing before seems unreasonable after we have been flexible all the time but as if Im”I have to” because saving on duty stamp?I’ve seen other lld posts here everyone saying no last viewing no exchange but I agree with most comments here.Maybe need to do a new pist “How to convince wife” 🤣🤣Thanks1 -

When I bought, I was told many local estate agents advised against facilitating late viewings. Because the chances of the buyer spotting something after initial viewing and survey to make them walk away at that stage is teeny - and so it makes little sense for the buyer to walk away for not having the viewing. All the viewing can cause is nuisance and faff.

This is a purchase costing hundreds of thousands, and commtting the buyer to years in a new home.A little nuisance and faff seems reasonable!To my mind, the chance of a buyer pulling out after spotting something at the last minute is far more remote than the chance that an uncooperative seller is worried they'll see a genuine issue that they've been praying won't be spotted.4
