Another denied view before exchange

Hi just looking for some advice please
The vendors won’t allow us to have a viewing before exchange after they demanded it should be on Monday or completion not to be in September
they seems to be abusing the fact we’ll save some ££ on Stamp duty and they are not buying other house
Anyway my wife said no purchase if no viewing
i have lots of money invested to not go ahead at the last minute but understand why is important
we had a survey from 4 weeks ago and a electrician around 2 weeks ago
I’ve been around outside several times snd haven’t seen anything suspicious
I’m worried all money to be lost on surveys, solicitors, movers that cannot be cancelled now, lost of time, stress, etc etc
Their excuse is just they have all boxed up and have movers around..??
we told EA we can exchange without viewing but told us they do not want to show.
Has anyone has any experiences or could advise what you’ll do?
tomorrow is the last chance, EA will call them again (a more senior member apparently) and we told our solicitors to ask theirs to understand

What's the purpose of the viewing? Not unusual for sellers to be concerned that you'll get cold feet, or find some excuse from the viewing to renegotiate.4

What are you looking for exactly? It sounds like you have already made sufficient enquiries if you are serious about wishing to complete in September.

If they do agree to a viewing, what are the chances that you will find some kind of showstopper that will make you cancel the purchase and walk away?

It's advisable, but not essential. I didn't on my current house, but usually try to.2024 wins: *must start comping again!*2

I haven’t, I’ve driven past a few times. If you’ve paid for the searches and surveys etc then you’ve got to trust the people involved with that, after all that’s why you’ve paid them.What’s your reason for another viewing?28th April - MIP submitted and issued
23rd June - Offer Finally Accepted On A House!
23rd June - Full application submitted through broker
19th July - Mortgage offer received
23rd July - Draft contract received
26th July - Searches requested
2nd August - Survey completed1 -

wife is saying they should let us and has become suspicious they are plainly refusing….
we cannot ask reduction at this time and want to complete end of month.Probably the fact we are in middle of chain and buyer has been difficult same the seller
Asking their terms and dates for completion in all we have to accept £500 to pay our buyer and it cost us extra £800 for moving expenses due to change of date
now a simple quick viewing is not accepted??0 -
It is entirely their prerogative to allow another viewing or not. They may very well not want the disruption if they're in the middle of packing, for perfectly legitimate and understandable reasons.
If they stand their ground and continue not to allow a last minute viewing, you have a simple choice...
1. Shrug and exchange anyway.
2. Walk away from the entire chain.

This is sketchy IMO, I'd pull out.
Surely the surveyor will have to go inspect the property anyway?1 -
I doubt they're hiding anything - probably just trying to organise, declutter, pack, clean, work, look after kids/pets and fit in sleeping somewhere and don't really want the bother of you coming around for an unknown period of time (you could be there 5 minutes or 5 hours for all they know). Unless you really have something to worry about, walking away at this point doesn't seem like a sensible option, so threatening to do so is a bit pointless. Might as well just take no for an answer and get over it.

last minute panickers really bug me, what on earth will you find when every room is full of boxes .
Either accept it or walk away , you are in the driving seat so choice is up to you3
