Landlord giving me notice

I have just received a letter from my housing association giving me “notice to quit” and give them back the flat on the 11th of October and the reasons are apparently i am not using the property as my only and principle home since 2020 several reports have been received that different people are living at the property and upon investigation 5 other people in addition to yourself, which indicates that the property is possibly being sub-let and not being used as your sole principle home and you have failed to notify the landlord of any absence from the property.

I have not sublet the property to anyone i am the only one living in the property i have changed my name a couple times and i did notify them by email and they did not get back to me and i can proof it.

My question is what can i do if they do kick me out? What are my options , i obviously wouldnt leave what can they do?

Call them, appeal it  are we getting the whole story?
  • Looking at your other posts you are claiming UC so presumably help with the rent?

If this is the case then how have you managed to change your name a couple of times and why would you do that in the short period of time you have had the flat.

They can't evict without a court order. If they have a court order, what happened at that hearing? Did you attend and offer a defence? If not, why not? If they don't have a court order, then yes, speak to them immediately and explain your situation. I'd also recommend contacting Shelter, details in the sticky at the top of this board. It might take some time to get through but they are the experts.

My question is what can i do if they do kick me out? What are my options , ...........

    a) Find somewhere else to live...
    b) pay any costs, any back rent or fines
    c) In future, comport yourself as a tenant and communicate with your landlord so that the landlords is happy, no confused, and content.

    Best wishes to all.

For goodness sake pick up a phone and actually speak to someone about this.
I have called the housing association and they said the person who sent me the letter will call me back within 5 days…

Why have you changed your name 'a couple of times'?

Assuming the reason is legitimate and you can explain the 5 or so people they have names for, why can't you go with this evidence to the housing office? Housing association will likely be more prepared to listen than a letting agent / private landlord. In my experience they usually leave you in peace so long as you pay the rent.
I can obviously show them the deed polls for the names i had changed my name to but if there is other previous tenants or something else then i don’t know…

  • They'll probably start court proceedings.
