Thought I would give an update on my situation.
I had a long talk with the estate agent and he said that the tenants are moving on and won't be an issue or hold up the process as they will have moved out before their 4 months notice is up. Obviously I'll believe it when it actually happens and will ask for another viewing prior to exchange.
The estate agent mentioned the house next door and said it is more different to mine than you realise and they are freeing up capital as quick as possible so want a quick/easy/no chain sale. I can't see the difference but if it means they won't come back for more money I agreed it is much nicer.0 -
So no further forward regarding the tenants then.

plan for the first here - I love your optimism but they truly do not have to move (I hope they do) and please ensure that the paperwork specifies vacant possession.The EA really does not know whether they will move out any more than I do.1 -

Unless the tenants themselves have told you they are moving, I would take it with a huge pinch of salt and keep looking elsewhere.
