"Wardrobe" in the bathroom, what is that?
The "wardrobe" is the old airing cupboard - its only half height because it's  above the stairs - it no longer has the tank in it, but there is little you can do with it due to the headroom of the staircase sloping up underneath it. Wardrobe is an odd choice to use, although the guy we bought off did have some shirts hung up in there when we came to view it!

To be honest we can probably take a look at the floorboards because the floor is in a complete state and looks like a jigsaw so can try and take up a floorboard

What is the blacked out area?
in the photo? If so; " The ensuite is in the room to the left based on the PoV in the below photo, and I've traced over it in black where the soil stack is which goes straight down, and then out to the side in each direction for the bathroom and ensuite toilets"

The joists will run the opposite way to the floorboards so no need to lift them yet. If it's a chipboard floor then look for the run of the fixings - the joists are c.16in or 400mm apart.

Is the bath you've seen the type that sits on the floor as opposed to being on legs?
Sorry I can't think of anything profound, clever or witty to write here.

I wonder if you can imagine this as an example in your room.  Something like this could utilise the 'wardrobe' and potentially be quite glamorous.

In you case, it would essentially
be a worktop with a sink, with the bulkhead of the stairs covered over to look like a fake vanity underneath.   You could try and get some open shelving in under there, but it might be awkward with the plumbing that needs to sit underneath.

Sigh, it won't let me post the actual photo for some reason and Pinterest isn't yielding much in the way of example but here's the idea.

Yes, it’s floor based, it’s this one she wants

I really like the look of this, but could be complicated. At present there is a shelf halfway up and a panel covers what is below that but presume mostly empty space - but as previous owner put the boiler in the loft, there are CH pipes running up the left and right hand sides of the cupboard, as well as an isolated switch for the boiler although presume that could be moved. Will take a photo later when I am home

I do really like the look of that though!

I'd agree with Slinky, you could do that immediately and save your neck/back while you're waiting for your dream bathroom.
The extending mirrors, especially with the window would be perfect.
I had on in a classy hotel I stayed in and fell in love with it for convenience.

I can rise and shine - just not at the same time!

Like I already said, I hate those kind of mirrors. They're very small, smaller than the one I currently use, and for the sake of a couple of months it doesn't really offer a solution for me over what I already have. More looking at long term solution, and these 100% are not it.

So these are the dimensions of the cupboard. We were just going to get some shelves put in there as its currently just being used for storage.

My 18 year old bengal cat was curious about the forbidden cupboard and snuck into this image. The white panel is a thin piece of ply that you can pull forward a little but not far, but imagine it will come off without a lot of force. Can't do that just yet as will probably lose a cat to the void!

Originally boiler was in the kitchen but guess when he changed to a combi he put it in the loft.

This one shows the piles which I believe go up to the boiler

& at least one of these carries hot water to the bath, as I've got one running now and it is hot to the touch. The trunking you can see on the right hand of the image & along the top leads to the isolator switch for the boiler

    Measurements of the cupboard:0.87m wide
1.61m tall (from the existing bottom of the current opening)
    0.99m depth to the back

It is wider inside than the opening at the door, but not by a huge amount.

You really need to know about the joists.

I can help a bit more when I know too.  The bath is probably going to take some thinking about.
