    Know exactly what you mean! I got a bit too enthuastic a while back and did a load of packing, and have now been living a month surrounded by boxes which is tiring in itself -as the house feels more like a warehouse than a home!

    I feel like I could've written your post! We're first time buyers who started the buying process last August...our tenancy ended, we moved into my in-laws' to carry on looking for our first place, and ended up staying there for 6 months :open_mouth:

    We left the in-laws' to go into an air bnb local to our new flat in February, when it finally looked like we were about to exchange, and it all fell through at the last minute!!

    2 weeks in an air bnb has since turned into 7 months in about 7 air bnbs, each time only booking for a few weeks or a couple of months at a time "just in case" we finally find somewhere or finally exchange. We are TIRED. 

    Looks like we will hopefully be exchanging on our lovely new house around the end of September, and we can barely be arsed any more  :D took us 2 weeks to send the signed contract back to our solicitors. 

    It's partially about having been in limbo for so, so long (stuff in storage since November), and partially about knowing that the limiting factor is our seller's onward purchase, so there's not really much point in us rushing around. 

    Once they tell us they're ready to exchange, it'll probably be a mad rush to line up our deposit, figure out how we connect to utilities, book in tradesman, decide how we might like to decorate, etc., but the thought is just overwhelming rather than exciting at this point.

    Found one I loved loved loved and I've been exhausted with worry ever since.

    It's got tenants in and they aren't happy to be forced out after being promised they could stay long term. This I understand fully. 

    The sellers are supposed to be eager to sell but I found out today they haven't fully instructed their solicitor so we are completely stalled. 

    House has been mispriced, someone has messed up on the valuation. I'm expecting it to be valued 5-10% higher than my offer price and will be back to renegotiation.

    I've decided I'm not giving in my notice on my rented house until I have the keys in the door so at least moving can be less worry.

    This probably isn't what you want to hear but.....

    Last year, when all parties in our chain were almost ready to exchange (approx 3 months and several ££s in) we lost our purchase. Long story short, our vendors were moving in with family until tenants in their onward purchase vacated, supposedly in 3 months.

    Guess what. Tenants, as is their right, did not want to vacate, and partly due to COVID legislation, it would have taken more than a year to go through all the legal eviction processes. Instead, landlord withdrew from the sale.

    We, and our vendors, who were moving to their 'forever' home with 2 small boys, were devastated. We ended up breaking the chain & moving into temp accommodation rather than lose our sale.

    My advice... look for another property unless you are 100% certain tenants are committed to moving out.

    Then within days people are in the house viewing it.

    We aren't in a chain and if the tenants want some extra time I'm okay with that.

    I'm not in a rush but whether the seller would agree to that if we need to is another thing. 

    I have my fingers crossed as it is the perfect home for me.

    Just for balance - I'm actually a tenant currently who was served a section 21 (6mths notice due to covid at the time) which is due to end late October ( I guess which is adding to the stress of waiting for exchange/completion!). I viewed a house with the agent who I rented through (wasn't comfortable with this as I didn't want them to know I was looking to move) but what can you do. Loved the house, put an offer in, went to best and final - the sales team phoned me up to let me know the bad news, then literally 30mins later the rentals team phoned me up to say by complete coincidence my landlord had phoned them to discuss selling and to serve me the section 21. That was not a good day! Then the craziness of house prices May, June and July ensued!

    Anyway I have no intention of staying past my move out date. If it does all fall through (and theres no reason to think it wouldn't), I may need a reference for another rental and staying put past that date I don't feel would be in my best interests to do to get that. 
    28th April - MIP submitted and issued
    23rd June - Offer Finally Accepted On A House!
    23rd June - Full application submitted through broker
    19th July - Mortgage offer received
    23rd July - Draft contract received
    26th July - Searches requested
    2nd August - Survey completed

    I hope the tenants of your prospective purchase are happy to move out at the end of their notice period. If not, it could take a very long time for them to be evicted. Have a read of some of the threads on here from tenants in exactly this situation. When they realise what their rights are, they might be inclined to be less nice - and who could blame them!

    I really don't want to rain on your parade, and hope you get the house. Looking at others is an excellent Plan B though.

    Oh yes! Many of the houses that are coming up are houses in need of total renovation as people don't move from the area I am looking in.

    Many of them have very old bathrooms. kitchens, heating, electrics etc.

    One of the draws of this house was that it is a rental so it has been well maintained. 

    I would certainly be one of the younger homeowners along that road haha.

    I'm a long term tenant too and ex law student so knowing the law etc I would be digging my feet in too if I had no other options so I don't blame them at all if they can't/won't move out in the 4 months. 

    Just a gamble I am willing to take and hope it pays off as the house is perfect and I don't want to say I'm picky but I knew right away with my rental and this house that they were the house for me.

    My parents moved not too long ago and they gave me all their moving boxes which have been sat around my house unfolded since mid-July. I am soo looking forward to filling them up but feels so far away, even if potentially within next dcouple of weeks
