    Why do you want to sell only after a year of buying?

    I dont know that part of London well, but you can get flat for that price in more popular areas such as Balham, tooting bec, Walthamstow etc so it may be that you're struggling to find people to view in the first place?
    Just to put the other point of view, Whetstone is a very pleasant suburb, quite a bit further out than the other places you mentioned. It's not as trendy, but there's less pollution, and much more green space. For example, the OP can walk out of his door, and it's a quarter of a mile to the Dollis Valley green walk, where he can walk in green space 5 miles North or South. There's quite a lot going for it, and personally I'd rather live there than Balham, any day, but I can see that others might not share my view.

    There's certainly nothing wrong with the details that would scare buyers off. As you say, it's all down to supply vs demand...

    Yet again, the estate agent provides no details of the length of the lease, the service charges and ground rent.  Surely people looking at flats would want this information when making a short list of all the properties they want to view.
    We had to REALLY fight our estate agent to include any of that info - even after sending proof of what each of the payments were, they said their preference was not to show it, incase any of it was wrong. 

    I thought they were just a bit weird, but even the big agencies (Connells etc) do the same here. Irritating. In the end we compromised with them putting the lease length from the last extension, so people could work out how long was left, and they gave "approximate" ground rent, and said a service charge was applicable. 

    Our service charge is really good; so I was pretty annoyed they wouldn't include it! I'm not in London, though.

    Yes, I think the OP mentioned reducing by 20k, or 20k less than they paid four years ago or something, that one has reduced by 25k I think. Whatever, IMO nearly 600k original asking price for a two bed flat is beyond ludicrous, no wonder these things are not selling.
