Mine did 50 viewings - whilst I felt sorry for them, they were only doing the job I didn't want to....

Do you tip in the supermarket if you get good service?

I did a gift and card for my estate agent and solicitor last time I moved because they built and held the whole chain together above and below my sale/purchase, including doing the roles of others. The chain would certainly have been in complete tatters & taken far longer if they had not gone very much above and beyond their little link. They could have just done their role and sat & waited for their fees to roll in in which case I wouldn't have given anything.

My estate agents worked very hard, on two difficult sales (the first one fell through because of a legal issue that I had to sort out) and never once lost their good humour.

I dropped into their office with a card and a large bag of Celebrations once it was all over. The negotiator who had shed most of the blood, sweat and tears was in a meeting when I called, so I didn't get to thank her personally. She phoned later to say 'Thanks and goodbye' and was really sweet. At this stage they'd already been paid, I was moving miles away so unlikely to use them again. She was just really sweet.
