What sort of extension are you using, is it just a standard BT telephone type extension cable plugged into the master socket? If so you may see improvement my hardwiring some cat5e and using a NTE5c Mk2 master socket with a VDSL faceplate.0 -

Can you also clarify how the annex is connected to the whole setup. You say it is a major issue but have provided little or no information on how everything is connected.
I have visions of various cables being routed around the property to provide connectivity in a haphazard manner but, as mentioned above, anything after the master socket is your responsibility.0 -
Plug the router into the socket by the front door (master socket). If connection problems improve or go away you will know it is your extension lead causing the problem.0
