Hi, I'm due to exchange on my purchase tomorrow, which in itself is a miracle as it has taken 1 year and 7 months, for a 3 parties, 2 house chain. I had to contend with Sellers who couldn't find a property to buy, a pandemic, lock downs and closed housing market (2020), and an unexpected turn mid process, when probate had to be completed for top of chain to complete the sale. Also a sole beneficiary, not complicated, and that whole process from start to finish took 8 months. In my experience it took the Seller several months just to complete the paperwork. Inheritance tax was due and HMRC needed to process the payment, and provide a "receipt", which can take 4-8 weeks. Only then could the Grant of Probate be applied for which can take another 4-12 weeks on average. That's my recent experience.1

Three weeks for my late Mum's. The solicitor applied in mid-April 2021 and granted end of first week of May.1
