Buyer Bizarrely Threatening To Withdraw???.

Thanks for the replies everyone. They are first time buyers so not affected by the stamp duty holiday, the property they are buying is below £100,000 so there would be no stamp duty anyway. I've tried to clarify why this sudden rush and apparently its because the woman is pregnant. I asked if its because she's due anytime soon and she isn't, they jist want plenty of time to get work done before the baby comes.
I just find the whole situation unbelievable. I might just have to let them withdraw as I'm a single parent of two children so would have needed plenty of notice as I'm doing everything ob my own. I don't have any family or friends to stay with so it would mean forming out for a hotel potentially for weeks and moving everything twice just so that they can be in a few weeks earier.
There has never been any communication from their or my solicitor with this time frame, I'd struggle to even get a day off work at this short notice. I really don't want to put it back on the market though as the property is a noose around my neck with lots of issues.
Just feels like the whole thing is tainted by bad feeling now, I don't appreciate being threatened.1 -
MysteryMe said:This is when some FTB are an absolute nightmare, simply have no concept that a lot of conveyancing and time frames are completely in the hands of third parties. They think if they say I've got to move by X date because little Johnny is changing school that it all magically happens.
im not a FTB but I did break the chain and I rented. When we bought again, We had to constantly chase because no one else seemed to be bothered about timescales, as they weren't paying any more. Yet we were forking out rent for everyone to dawdle around.
I threatened to pull out as well and miraculously things happened at a swift pace after that.
it's a weird world at the moment where homeowners think they are the ones calling the shots. I'm sure it will normalise again soon so that there is more rental availability and people can actually move out in a realistic timeframe.3 -

If they find someone who is willing and able to move/ there is no chain, Trey could be done in six weeks.2 -
Put the threat back on them. Respond (via agent/solicitors) to say you cannot move more quickly than the legal process is taking. Ask for confirmation that they are still proceeding on that basis or you will have to remarket the property on Monday.0

I don't know how many times I have had buyers do this... my answer is always "fine, I'll re-market next working day" and mean it.
My last buyer called my bluff and back on. the market it went... they soon waited another couple of weeks3 -
@suziebear1985 Can appreciate how this leaves a bad feeling.
I wouldn’t allow them to rush you and would respond as others have advised stating where the process is and it’s not been held up due to yourself.
If they walk away the market is quite busy so hopefully resale will happen quickly.
Please keep us updated and hope you’re ok!April 2020 - £102,222 Loans/CC’s.

Thanks everyone it's just so stressful. I'm not holding anything up at all, the property I'm moving to is empty with no chain I just can't make the conveyancy process go any faster. Theu are pushing for a date but neither their own or my solicitor can provide that as they are not yet in a position to proceed. By emailing absolutely everyone today including the buyers solicitors I've managed to get hold of the enquiries and respond. They don't appreciate that even this is likely to take some time to sort out as the house is leasehold and therefore certain enquiries need making there.
I've literally done all I can do, I can't even entertain moving at any date so far as there is no exchange and completion date and their solicitor does not have the paperwork ready. If it falls through I guess I'll just have to do it all again. It will be awful to disappoint my children though. I'm not sure if I should be packing so we can be out quick or leave it until there is some sort of exchange plan in case they move out.0 -

No reliance should be placed on the above! Absolutely none, do you hear?0
